This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Egress in bedroom #2 must be provided by windows due to new storage and dining room addition that has altered the exit path from this room. Comply with R310. Structural Plan 1. Certain details are referenced to page A6. Revise. 2. PF/A5 is called out at new addition edges as optional. How does optional post footing compare with continuous footing under bearing wall? Clarify. 3. New roof wall bearing - Specify framing of existing roof and justify existing roof with new load from addition roof OR Provide a bearing condition under new joists where they cross over existing and new bearing walls. 4. WB/A5 does not adequately describe the new beam to existing roof connection. One detail shows the rafter running parallel with a 4x beam. The beam at this location is called out as a GLB that runs perpendicular to existing rafters. Clarify. Note posts on framing plan specify hanger types. Also specify type of roof framing (conventional or trusses) on existing roof. (NOTE: Engineered trusses typically require greater than 1.5" (hanger bearing width) of bearing). Electrical Plan 1. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5. Both circuits must be present at the countertops. 2.
