Per conversation with Joe Linville with Landscape Review the proposed landscape buffer cannot be located within the future right of way. Contact Joe at 791-5640 ext. 1118 for further information regarding the landscape buffer requirements. A future site plan may be submitted in compliance with LUC Sec. 2.8.3.5.F An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. 2. Depending on changes made to the site plan in regards to item #1 further comments may be forth coming for zoning requirements. 3. The site plan provided is not signed by the architect but is stamped as preliminary review. Please correct.
