Tucson Blvd ALJO Enterprises Site Plan Transmittal date: !st Review 09/06/05 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Per DS 2-02.2.1.3 Provide the project address on the site plan. 2. Per DS 2-02.2.1.8 and DS 3-05.2.3.C.1, .2 The parking spaces and new paving located towards the east side of the property do not appear to meet the following: 1. A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. 2. When wheel stop curbing is used, it is to be located two and one-half (2½) feet from the front of the parking space. (See Figure 5.) In note #13, the parking expansion calculation should be for vehicular use area expansion or you can remove note entirely because the building expansion causes full code compliance by it self. 3. Per DS 2-02.2.1.12 and DS 2-08.3.1 Clearly define the pedestrian refuge areas from the pedestrian circulation path to the storage buildings. Indicate width, material, physical separation and handicap ramps. Clearly indicate slope of all handicap ramps. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. 4. Add a note indicating that this property is within the boundary of the Airport Environs Zone (AEZ) for the Compatible Use Zone-Two(CUZ-2) and the Airport Hazard District (AHD). For compliance with the CUZ-2 add a note stating that as per LUC 2.8.5.5.B.2 Structures or uses with fifty (50) or more employees must develop an emergency evacuation plan and training program and implement it as approved by the Fire Department. (Ord. No. 9392, §1, 5/22/00) Clearly indicate how many employees this property will have on site, whether there will be less than fifty employees or fifty or more employees. For compliance with the AHD indicate on the plan the mean sea level (MSL) elevation of the NE end of the runway 21 for Tucson International Airport (TIA), which is 2,567 feet, the MSL elevation of the proposed property, the height of any proposed structures, the difference between height of the proposed structure and the allowed height with in the AHD 5. Per DS 2-02.2.1.13 If applicable, provide type, location, height and size of all freestanding signage including billboards. 6. Per DS 2-02.2.1.19 Provide written documentation from Andrew McGovern regarding the Major Streets and Routes map indicating 120' right of way and note #14 indicating no further widening is proposed for this area of Tucson Blvd. Provide dimension from property line to back of existing curb and from back of curb to existing covered parking structure. Provide documentation of approval for covered parking structure. 7. Per DS 2-02.2.1.20 If applicable, all easements of record must be graphically shown on the plan together with recording docket and page reference. 8. Per DS 2-02.2.1.25 If applicable, provide the layout for existing and proposed site lighting. 9. It appears there is an existing fence between the new asphalt and existing asphalt. Clearly indicate if the fence is to remain or to be removed. If the fence is to remain indicate location of a gate and note that the gate is to remain open during business hours. 10. This should be shown by indicating how stormwater will be directed to landscaped areas from roof and paved areas to the extent possible. This can be done in lieu of providing a drainage report demonstrating compliance with retention and detention requirements. 2. Indicate on the plan view that Tucson Boulevard is an MS&R route. 3. Provide a detail showing how the walls and pipe bollards for the "Solid Waste Enclosure" will be constructed to provide the 10 ft by 10 ft clear area.
