The following comments are based on a building area expansion of less than 25% resulting in full code compliance review of the expansion areas only. All calculations encompass the entire site, whether existing or proposed. Add a calculation of percentage building calculation (see comment 2 below regarding proposed/existing sheds). DS 2-02.2.1.A.6 2. The submitted site plan shows existing sheds, which are not shown on the approved site plan. They are shown to be located in an area which was part of the approved gravel parking lot on the original approved site plan. These sheds must meet code requirements for pedestrian circulation and vehicle access to the adjacent parking area. Show pedestrian connections to these sheds on the site plan and dimension surrounding PAALS to demonstrate that they meet the minimum required width for two-way vehiclular access. A minimum 5-foot pedestrian refuge is required between buildings and vehicle use area. Within the five (5) foot pedestrian refuge area, a minimum four (4) foot wide accessible concrete sidewalk shall be included. The sidewalk shall connect to the existing on-site pedestrian circulation system. Revise plan to show the required pedestrian refuge area and pedestrian connections, including that area, as shown on the approved plan, located in between the classroom buildings and the gravel parking lot. Include the sheds, along with the new proposed shed to the north of the sanctuary, as building square footage area for calculations including building area expansion and FAR Indicate the height and dimensions of all sheds/accessory sturctures, including ramadas. FAR calculation may not be verified for compliance until all buildings, including sheds have been labeled with their respective size in square feet. This portion of the parking area appears to have been built with a different layout than is shown on the approved site plan. Demonstrate that this parking area meets code for all dimensions (width and length of parking spaces, wheelstop dimensions, PAAL widths, etc. Parking spaces and PAALs must meet code for dimensions, access and maneuverability. 4. If the future modular building is to be permitted later as indicated by keynote 28, it may be removed from the site plan so that the vehicle use area, parking spaces and required pedestrian circulation may be dimensioned clearly. If you choose to show the future modular building, code compliance for the surrounding parking area shall be demonstrated on the plan. 5. Add a note to the site plan that the project meets the criteria for LUC 2.8.3, MS&R Setback Zone and LUC 2.8.4, Gateway Corridor Zone. 6. As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207. Provide a detail of h/c accessible parking space, access aisle, and ramp. 7. There is a dumpster (keynote 25) shown within the approved vehicle use. This dumpster location was not shown on the approved site plan. Revise or demonstrate that the location of the refuse container meets code and does not reduce the adjacent 2-way PAAL width to less than the required 24 feet. DS 2-02.2.1.A.32 8.
