Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Font size is too small for windows and doors. Resize and specify how each window will open. See egress notes in comment two
2. Provide egress from bedroom 2. Every sleeping room and basement with habitable space shall have a least one window minimum net clear opening 5.7 square feet (minimum 5 square feet net clear opening at grade floor), minimum opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency egress. IRC Section R310.1
3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.

Structural Plan

1. Provide roof framing plan to establish bearing wall locations (new and existing). Include new beam locations, sizes and spans. Specify which parts of roof will be removed and/or altered. Which parts are new?
2. Clarify what will happen to "Front 6x6 post and beam". Will this be removed and replaced with bearing wall? If so provide bearing footing. Specify all locations where post and beam construction will remain or be removed.
3. Cross-sections and details are inadequate or absent. Detail typical interior bearing wall (framing, finishes, top and bottom plate connection, etc). Provide interior and exterior finishes on all details. Detail wall on top of 3' carport wall (framing, finishes, bottom and top plate connections, etc). Detail roof to wall connections. Detail new roof brace connection.
4. Callout new opening (or infilled openings) in existing walls. Provide lintels or headers.
5. Specify headers in bearing walls if necessary.
6. Specify connection of any new beam to walls (masonry and frame).

Plumbing Plan

1. Is water heater location existing? Is it new? Specify if new and provide and show pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down.
2. Size all water lines (hot and cold). Provide hot water to kitchen sink. Also, color will not copy or record in color. Devise alternate scheme to represent hot and cold lines.
3. Note and specify all piping materials.
4. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
7. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2.
8. Size all vents and traps.

Mechanical Plan

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
2. Show exhaust fan locations for hallway bathroom, water closet compartments and similar rooms in lieu of operable windows, per R303.3.

Electrical Plan

1. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC.
2. Receptacles shall be installed so that no point along the floor line in any wall space is more than 6 feet, measured horizontally, from an outlet in that space, including any wall space 2 feet or more in width. IRC Section E3801.2.1. Many places do not comply.
3. Provide an exterior outlet at grade level located at both the front and back of the dwelling, per E3801.7. These outlets shall be GFCI protected per E3802.3.
4. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E3603.4.
5. Lights installed over shower or bathtub must be approved for use in wet area. (see E3903.8)
6. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, per E3801.4.1. Show countertops to assist in assessing this.
7. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
8. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
9. Provide a receptacle outlet in hallways 10 feet or more in length. IRC Section E3801.10.
10. Submit electrical riser diagram. Note the grounding and bonding method. Metallic gas lines must be bonded and shall not be used as grounding method.
11. Provide arc-fault protection for all outlets in bedrooms per E3802.11.
12. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
13. Provide load calcs.
14. Locate disconnect for AC condenser.
