TRANSMITTAL: September 17, 2005 DUE DATE: September 17, 2005 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. This site is in the R-1 Zone with a primary and secondary unit. The Development Designator is "H" and the Perimeter Yard Indicator is AA. Alley access has been provided for parking adjacent to the second unit. This site is subject to LUC Sec 3.5.7.1 LUC Sec 2.3.4.2.A.2, Sec 3.2.3.1.B & Sec 3.2.6.4 2. The site plan presented for review significantly conflicts with the approved plans in records. The approved plans in records depict the second unit as a two-bedroom unit with a living room, a kitchen and a bath. The plans submitted depict the second unit as a one bedroom with a kitchen, dinning room, living room and bath. In addition, a copy of a letter from William C. Balak to Austin A. Metzger states that the second unit identified on the plans is not a unit with a kitchen but an accessory sleeping structure. Please revise the submitted plans to accurately reflect what has permitted. 3. The proposed carport enclosure shall be identified as a bedroom as defined by the Land Use Code (LUC). Please provide dimensions for the laundry and storage areas, as either or both of those rooms may also be defined as a bedroom by the LUC. LUC Sec 6.2.2 4. All parking and maneuvering must be provided on site, either in the rear yard of the side yard. None of the front yard can be used for the required parking. Alley access cannot be permitted. At least four (4) parking spaces are required. "The vehicle use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0." LUC Sec 3.5.7.1.H 5. Please be aware that with addition revisions, information and submittals there may be additional comments. |
