TRANSMITTAL: DUE DATE: COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. This review is for an expansion of an existing apartment complex in the HR-3 Zone. The historic review process shall be required for this expansion. The Development Designator is "P" and the Perimeter Yard Indicator is CC. This expansion is identified as being forty-three percent (43%); therefore this review is for full code compliance. LUC Sec 2.3.6.2.A.2, Sec 2.8.8, Sec 3.2.3.1.D & Sec 3.2.6.4 2. Please provide a copy of the floor plans and the elevations. Also provide the last stamped approved site plan for the existing portion of the apartment complex. These plans are necessary to confirm bedroom counts for parking calculations and setback heights. Floor plans the existing and the proposed structures are also necessary to confirm density calculations. Apartments larger than four hundred (400) square feet shall require 1.5 parking spaces per unit. LUC Sec 3.2.6.4, Sec 6.2.2, & Sec 3.3.4 DS 2-02.2.1.A.8 3. The minimum number of bicycle parking spaces required is two (2); all class 2. Please revise the bicycle parking spaces required. DS 2-02.2.1.A.9 LUC Sec 3.3.3.5, Sec 3.3.7.8 4. The height identified on the site plan, which must be confirmed with the elevations when they are submitted, is twenty-four feet (24'). The required setback along the south property line is eighteen feet (18'). Twelve feet (12') is provided along the south property line. A DDO shall be required. Also revise the setback requirement under "project information." DS 2-02.2.1.A.6 LUC Sec 3.2.3.1.D, & Sec 3.2.6.4 12. Please demonstrate handicapped accessibility to the apartment building. 2003 IBC 1107.6.2.1.2 13. Handicapped accessible parking is required for this site. One (1) van accessible parking space is required on this site. The minimum width for the van accessible parking space is eleven feet (11') and the minimum width for the adjacent accessible aisle is five feet (5'). Please provide a dimensioned accessible parking space on the site plan or with a detail. Also provide the required signage location and detail. 2003 IBC 1107.6.2.1.2, DS 2-02.2.1.A.8, & Sec 1106.1 & 1106.5, & ICC/ANSI.1-2003: 502 14.
