Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN APPROVED: DRAINAGE STATEMENT 1. Add lot dimensions and bearings to the site plan (preferrably sheet x1.0). Ds 2-01.2.1.A.5. 2. Future and existing sight visibility triangles (SVT) are required to be shown on a site plan for an ingress/egress from a PAAL to Country Club Road. Indicate the required SVT's on the site plan. The near side length for a PAAL to a collector street is 265' and for the far side it is 110'. DS 2-02.2.1.A. 3. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17. 4. The minimum width for a two way traffic aisle is 24' (PAAL). Sheet x1.1 shows a PAAL width of 17'. PAALs are required to be 24' in width. Revise the site plan to indicate the correct PAAL width of 24'. DS 3-05.2.1.C.1. 5. All new development is required to have a continuous pedestrian circulation connecting to the circulation path located in the ROW. Demonstrate continuous pedestrian circulation to the ROW. DS 2-08.3. 6. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point. 7. Add a legend to the plan indicating different line type, shading, etc. 8. Please note, Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes. 9. Show drainage patterns, proposed finish floor elevations and finish grades. Or add a note to the site plan that all drainage and grade information can be found on the grading plan sheet c1.1. The following comments are based on a full code compliance review of the expansion areas only. The site is considered non-conforming by Zoning Administration letters dated July 9, 2003 and April 1, 2004. 1. Provide complete lot boundaries with dimensions and bearings. (D.S. 2-02.2.1.A.5) 2. On the site plan, note the maximum building height proposed along with the gross floor area of the new building. (D.S. 2-02.2.1.A.6) 3. a) Provide a detail of new accessible ramp/s and indicate the location of these ramps on the site plan. It appears that an accessible ramp will be needed to provide an accessible path from the disable access aisle to the sidewalk. (D.S. 2-02.2.1.A.8) (ICC?ANSI A-117.1-2003) b) As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207. 4. The parking fine labeled on the accessible parking detail on sheet x1.3 is $518. Revise the detail as required. 5. Provide a fully dimensioned detail of any new bicycle parking facilities and indicate the location, number provided, and class type on the site plan. (D.S. 2-09) (D.S. 2-02.2.1.A.9) 6. Indicate on the site plan how the new sidewalk will be physically separate from the PAAL (e.g. raised sidewalk, curb, bollards, etc.). (D.S. 2-02.2.1.A.12) (D.S. 2-08.4.1) 7. If applicable, all existing and proposed easements must be shown on the plan including width, type, whether they are public or private, and recording docket and page reference. (D.S. 2-02.2.1.A.20) 8. Existing zoning of parcel and adjacent parcels shall be labeled on the site plan. (D.S. 2-02.2.1.A.28) 9. As a general note, list the existing use (i.e. land use classification found in the LUC) of the site. The land use classification shall include the development designator and any applicable "subject to" sections. (D.S. 2-02.2.1.A.31) 10. Provide the floor area ratio (FAR) calculation. (D.S. 2-02.2.2.A.3) 11. Provide the percentage of building area expansion calculation.
