The Site Plan (SP) cannot be approved as submitted.

GENERAL COMMENTS:

The expansion of the building exceeds 25% of the existing structure, therefore the site shall be reviewed as a full code compliance site review.


SITE PLAN:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 Some dimensions are a still missing.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
5. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.

1. There was no response letter provided with this submittal, nor was there a copy of the site plan submitted for the first review.

2. This site review is for an addition of a dental office in the C-1 Zone. The expansion of the building is greater than 25%: therefore this site review is for a full code compliance of the site. The Development Designator is "29" and the use is Medical Service - Outpatient.

Please revise your parking calculations. At present, twenty-two (22) parking spaces are required and only twenty (20) are provided. This number may be lower on the future plan. It also appears that with the MS&R adjustment twenty-one (21) parking spaces shall be required. Therefore, it may be necessary to apply for a Board of Adjustment variance for reduced parking.
