GENERAL COMMENTS: The expansion of the building exceeds 25% of the existing structure, therefore the site shall be reviewed as a full code compliance site review. SITE PLAN: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 Some dimensions are a still missing. 3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 4. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. 5. CODE SECTION/ DEVELOPMENT STANDARD 1. There was no response letter provided with this submittal, nor was there a copy of the site plan submitted for the first review. 2. This site review is for an addition of a dental office in the C-1 Zone. The expansion of the building is greater than 25%: therefore this site review is for a full code compliance of the site. The Development Designator is "29" and the use is Medical Service - Outpatient. LUC Sec 2.5.3.2.A.10 & LUC Sec 3.3.3.12.B 3. "An approved site plan is required indicating how the project will comply with LUC requirements with the MS&R right-of-way can no longer be used as part of the site. Such plan is to be as exhibit to an executed covenant for recordation stating the recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City." Please provide a future site plan depicting how the site will be composed and demonstrate compliance with the LUC after the street width has been expanded to meet the MS&R plan. LUC Sec 2.8.3.5.F 4. Additional or extra parking may be placed in the future right-of-way to be removed when the street widening occurs, but required parking may not be placed in the future right-of-way. Please revise your parking calculations. At present, twenty-two (22) parking spaces are required and only twenty (20) are provided. This number may be lower on the future plan. It also appears that with the MS&R adjustment twenty-one (21) parking spaces shall be required. Therefore, it may be necessary to apply for a Board of Adjustment variance for reduced parking. DS 2-02.2.1.A.8, LUC Sec 3.3.4 & LUC Sec 2.8.3.7 5. Please revise the handicapped parking calculations. Only one is required and only one is provided on the plan, although the general notes state that two are required and two are provided, but there is only one on the plan. Clearly state that one van accessible is required and state the actual number you provide on the plan. DS 2-02.2.1.A.8, 2003 IBC Sec 1106.1 & 1106.5, & ICC/ANSI.1-2003: 502 6. Two (2) bicycle-parking spaces are required and all bicycle parking can be Class 2. A Class 1 bicycle-parking locker is not required on this site. State in the general notes that two (2) Class 2 bicycle parking spaces are required and two are provided, or provide the bicycle parking that is stated in the General Notes with either indoor parking or a bicycle parking locker. DS 2-02.2.1.A.9, LUC Sec 3.3.3.5, LUC Sec 3.3.7.8 7. Clearly delineate the future right-of-way and the future curb for the full width of the site. LUC Sec 2.8.3 8. The zoning of the adjacent parcels to the east, west and south is C-1. The zoning to the north of Prince Road is C-2. Please place this information on the site plan and correct the O-3 reference in #8 of the General Notes. DS 2-02.2.1.A.28 9. In addition to the subject to note also provide the code reference "LUC Sec 3.5.4.8.B" following the "Blood donor centers are not allowed" statement in the General notes. LUC Sec 2.5.3.2.A.10 & LUC Sec 3.5.4.8.B 10. Please provide the location, type, size and height of any the existing and proposed freestanding signage on the site plan, along with any billboards. DS 2-02.2.1.A.13 11. Please graphically depict all easements of record on the site plan with the uses and the recording docket and page references. DS 2-02.2.1.A.20 12. Provide the existing and proposed freestanding lighting type and layout on the site plan. DS 2-02.2.1.A.25 13.
