CODE SECTION/ DEVELOPMENT STANDARD 1. This site review is for an addition of a dental office in the C-1 Zone. The expansion of the building is greater than 25%: therefore this site review is for a full code compliance of the site. The Development Designator is "29" and the use is Medical Service - Outpatient. This site plan is not classified as a revision of an approved site plan. Please remove or revise note #2 of the General Notes. LUC Sec 2.5.3.2.A.10 & LUC Sec 3.3.3.12.B 2. The total square footage of the existing building and the addition is identified as 3000 square feet in the General Notes and 3492 square feet on the site plan. The square footage expands to even more when the dimensions of the existing building and the addition are multiplied and then added together to 3919.67 square feet. There is even more variation of the dimensions of the floor plan on Sheet A-1. Please revise the plans for consistency and accuracy. Also revise the floor area ratio (FAR) to reflect the revised square footage. DS 2-02.2.1.A.6 DS 2-02.2.2.A.2 3. Please revise the number of parking spaces required in the General Notes on the plans to reflect the actual square footage. It appears that the number of parking spaces required is twenty-two (22) and twenty (20) are provided. DS 2-02.2.1.A.8 4. One handicapped accessible parking space is required and two are provided on the site plan. The parking spaces on the site plan are van accessible parking space. Please provide only the van accessible parking detail for the handicapped parking details unless you are going to provide additional handicapped accessible parking on the site. Also enlarge the handicapped parking sign detail to the size where all the dimensions are in a minimum of 12pt type. The fine amount in the lower left corner should read $518. DS 2-02.2.1.A.8, 2003 IBC Sec 1106.1 & 1106.5, & ICC/ANSI.1-2003: 502 5. Two (2) bicycle-parking spaces are required and all bicycle parking can be Class 2. A Class 1 bicycle-parking locker is not required on this site. Please revise the General Notes and the plans for consistency. Please identify the lighting materials for the bicycle parking in the detail or on the site plan. The configuration and location of the new bicycle parking appears to block the required pedestrian circulation and refuge. Please reconfigure the bicycle parking so that it does not block the pedestrian circulation. DS 2-02.2.1.A.9, LUC Sec 3.3.3.5, LUC Sec 3.3.7.8 6. There must be continuous on site pedestrian circulation from all elements to the street. There must also be a five-foot (5') pedestrian refuge between all buildings and all vehicle use areas. The pedestrian refuge and circulation must have a four-foot concrete sidewalk. This sidewalk must not be obstructed by columns (such as the one on the front of the existing building), bicycle parking or other impediments. There is no pedestrian refuge between the parking area access lane (PAAL) and the existing building, nor is there continuous pedestrian circulation from the addition to the street. Please revise the site plan to provide the required pedestrian refuge and circulation. DS 2-02.2.1.A.12, DS 3-05.2.2.B.1, DS 2-08.3.1 & DS 2-08.4.1 7. Prince Road is on the Major Street and Routes (MS&R) plan with a future right-of-way (ROW) of one hundred twenty feet (120'). It appears that this site is also within the future intersection widening which increases the future ROW to one hundred fifty feet (150'). Clearly depict, with dimensions from the street centerline, the existing and future ROW locations and the future and existing curb locations. DS 2-02.2.1.A.19, LUC Sec 2.8.3 8. Please provide the existing and future sight visibility triangles (SVTs) on the site plan. DS 2-02.2.1.A.10 9. Please provide the location, type, size and height of any the existing and proposed freestanding signage on the site plan, along with any billboards. DS 2-02.2.1.A.13 10.
