A minimum of 2 shrubs for each tree is required per DS 10.01. Revise landscape plan to include the entire basin treatment.

2. Note: Multi-use basins shall be required to conform to the following slope to depth ratios: Less than 3' Maximum 2:1 for protected side slopes and 3:1 for unprotected side slopes. Include basin detail on landscape plan indicating side slope protection and demonstrate landscape installation within basin.

1. The legal description listed on the plan appears to describe the adjacent property. Note the legal description of the subject property. (D.S. 2-02.2.1.A.2)

2. Provide a copy of the cross access agreement for zoning review. The cross access agreement/easement shall be recorded prior to site plan approval. The recordation information (docket and page) shall be noted on the site plan. (D.S. 2-02.2.1.A.12)

3. Label zoning classification (C-2) of adjacent properties on the plan. (D.S. 2-02.2.1.A.28)

4. Provide the proposed F.A.R.

5. Access across the adjacent property will require that the PAAL on the adjacent property be paved where providing access to the subject property. Add a note to this effect. If the adjacent property is being developed concurrently with the subject property, add a note, which explains this and list the permit activity number for the adjacent property within its lot boundaries. If the adjacent property is not being developed at this time, a barrier will be required to prevent vehicles entering the subject property from encroaching onto unimproved portions of the adjacent property.

6. Under general note six (6), correct the zoning from I-1 to C-2.

2. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The inside dimensions of the refuse enclosure shall be 10'x10' clear area for the dumpster. The min. turning radii is 34' and 50' respectively.
