08/02/2005 | DAN CASTRO | ZONING | REVIEW | Denied | COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Note the legal description of the subject property. (D.S. 2-02.2.1.A.2) 2. Indicate the subject property on the location map. (D.S. 2-02.2.1.A.4) 3. Site plan and landscape plans do not match. The site plan shows development on one lot and the landscape plans show development on both lots. Revise one or the other to be consistent. 4. "General Manufacturing" in the C-2 zone is not allowed. Revise all notes and calculations to reflect a permitted land use in the C-2 zone. All calculations and most of the site development information may not be reviewed for compliance at this time. Additional comments may be forthcoming as a result of the land use/s proposed. (D.S. 2-02.2.1.A.31) 5. It appears that primary access from Benson Highway to the smaller lot will cross the larger lot. If primary access to the street will cross an adjacent lot, a vehicular cross access agreement or easement will be required between the two properties. Label ingress/egress points on the plan. (D.S. 2-02.2.1.A.12) 6. A physical barrier (e.g. curb, bollards, fencing) will be required to prevent vehicles from encroaching onto the undeveloped portion of the site. (D.S. 2-02.2.1.A.12) 7. Label and dimension existing and future right-of-way and curb location for Benson Highway. (D.S. 2-02.2.1.A.19) (D.S. 2-02.2.1.A.21) 8. All existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20) 9. If handicap access aisle is flush with sidewalk indicate as so on plan or handicap detail. Otherwise, provide an accessible ramp and detail as such. Ramp shall demonstrate conformance with Sec. 405 ICC/ANSI A117.1-2003. (D.S. 2-02.2.1.A.8) 10. Label zoning classification (C-2) of adjacent properties on the plan. (D.S. 2-02.2.1.A.28) 11. Dimension building setback from back of future curb. Minimum 21 foot setback required based on proposed building height of 16 feet. (D.S. 2-02.2.1.A.7) If you have any questions about this transmittal, please call Dan Castro, (520) 791-5608 ext. 1180. An appointment is required to discuss these comments in person. |
