This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Electrical and mechanical notes, 3/3. FOUNDATION PLANS: 1. All exterior doors require a landing at the exterior (south door). Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. STRUCTURAL PLANS: 1. Show the header over door opening A. 2. Show details for typical non-bearing conditions (floor and rafter/joist connections & gaps). 3. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the requirement for deferred submittal to building inspector at installation. SECTIONS - DETAILS - MISC. NOTES: 1. Provide plan reference for section A-5C/2-3. Clarify the GluLam as "beyond" if appropriate, or indicate the amount of overlap of the GluLam to the steel beam assembly. Also, show the 2"x12" rafter connection to the steel beam assembly. 2. Note and specify all roof slopes appropriate to material. (Show on detail S-1 & 2). 3. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Change the total fixture unit demand from 30 to 32 fixture units. 2. Hose bibs require backflow preventers, UPC 603. MECHANICAL PLANS: 1. Show bathroom exhaust fans with CFM rating R303.3 and M1506. 2. Show dryer vent size and location M1501. ELECTRICAL PLANS: 1. Designate the location and circuit of all required light fixtures and/or switches, E3606.2. 2. Clarify the branch circuit serving the laundry room south wall receptacle. 3. Show locations of smoke detectors, R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. This includes existing bedrooms with attic space, R313.1.1. 4. Smoke alarms are required outside each separate sleeping area R313.1.2. OUTDOOR LIGHTING CODE 1.
