PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2003 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

1. PLEASE INDICATE THE LOCATION OF THE SEWER CLEAN-OUTS.

1. PROVIDE FOUNDATION FOR THE FIREPLACE. IT APPEARS TO BE A ZERO CLEARANCE BUT IF IT HAS A MASONRY VENEER IT REQUIRES A FOOTING.

FLOOR PLANS:

1. HOW DOES THE 3450 X0 IN THE SITTING ROOM COMPLY WITH R308.4 ITEM 6 ? PLEASE LABEL THE PLAN.

2. HOW DOES THE 3420 X0 OVER THE BATH TUB COMPLY WITH R308.4 ITEM 5? PLEASE LABEL THE PLAN.

1. PLEASE HAVE THE VENTS CONNECT DIRECTLY TO THE BRANCH DRAINS AND THE TRAP ARMS DRAIN INTO THE VENTS. ALSO, SEE UPC SECTION 311.3 THAT PROHIBITS TAPPING A CLOSET BEND FOR A DRAIN. THE DRAINS SHOULD ORIGINATE AT THE VENTS AND THE TRAP ARMS DRAIN INTO THE VENTS.

2. PLEASE REVISE THE PLUMBING NOTES AND SECTIONS TO REFER TO THE UNIFORM PLUMBING CODE WITH STATE AMENDMENTS.

3. FIXTURE SCHEDULE / 8 ; PLEASE RECOUNT THE SINKS AND HOSE BIBS. INCLUDE THE BAR SINK(S). IS A SINK WEST OF THE KITCHEN SINK?

4. THE DEVELOPED LENGTH OF THE WATER LINE IS THE LENGTH FROM THE WATER METER TO THE MOST REMOTE FIXTURE INCLUDING BOTH HORIZONTAL AND VERTICAL LENGTHS. DON'T FORGET TO CONSIDER THE "LIFT".

5. PROVIDE THE WATER METER SIZE AND RE-CHECK THE WATER DISTRIBUTION SIZES.

6. GAS DEMAND / 8 ; PLEASE USE 1000 BTU PER CUBIC FOOT OF GAS.

7. GAS SCHEMATIC / 8 ; THE DIMENSIONS DON'T APPEAR TO FIT THE FLOOR PLAN. ALSO PLEASE INCLUDE THE VERTICAL LENGTHS.

ELECTRICAL PLANS:

3. THE RECEPTACLES BETWEEN THE KITCHEN SINK AND THE RANGE APPEAR TO BE OVER SPACED. SEE E3801.4.1 .

4. PLEASE NOTE LIGHT FIXTURES OVER TUBS AND SHOWERS ARE REQUIRED TO BE MARKED AS SUITABLE FOR WET AREAS. SEE E3903.8 .

5. THE OVEN CIRCUIT APPEARS TO BE MIS-LABELED.
