RESUBMITTAL REQUIRED: Site Plan and Drainage Report.

The Site Plan and Drainage Report cannot be approved as submitted. Please include a response letter to the comments below along with the corrected copies of the Site Plan and complete Drainage Report with your next submittal.

Site Plan:
1. Please provide the dimensions of the rights-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way (D.S. 2-02.2.1.19).
2. Please label Speedway Blvd. as a Major Street and Route (MS&R) and provide the future dimensions or label the existing dimensions as Existing/Future.
3. Please label and dimension all existing curbs and sidewalks or provide a legend or provide Key Notes.
4. Please provide and dimension future curbs and sidewalks.
5. Curb access ramps are required at all points where a sidewalk intersects a curb (D.S. 3-01.3.3.C). Truncated domes are required on all curb access ramps where the interface of the pavement or vehicle use area and the pedestrian area do not have a vertical separation. The area where the truncated domes are required is 6 inches back from the interface, a minimum 2 feet deep and extending the width of the interface.
6. Please provide the dimensions from the street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines (D.S. 2-02.2.1.21).
7. Please provide the existing and future sight visibility triangles (SVT) for the intersection of Speedway Blvd. and Pressyc Ln. (D.S. 2-02.2.1.10).
8. Please provide the existing topographic contours (D.S. 2-02.2.1.23).
9. Please provide the drainage patterns supported by spot elevations (D.S. 2-02.2.1.16).
10. Please verify if the 5' non-bearing masonry wall on the eastern property line is existing or proposed.
11. Please show on the Site Plan the cross-access agreement or ingress/egress easement for the proposed curb opening and use of the private road to the east of the property.
12. There is a 40' sewer easement called out on the Site Plan that points to a single line. Please clarify.
13. Please provide lot bearings and show on the Site Plan along the property lines.
14. Please clarify which of the two given Basis of Bearings is to be referenced.
15. Please verify if the type of curb next to the proposed buildings is vertical or wedge. Both are called out on the Site Plan.
16. Please provide the vertical datum, ensuring it matches the vertical datum used in the Drainage Report.
17. The Land Use Code (LUC) 3.7.4.3.B requires storm water harvesting for supplemental onsite irrigation purposes. Please provide water-harvesting techniques on your next submittal. Drainage Report:

The submitted Hydrology Report for Cypress Village by Robert J. Smolinsky dated April 25, 2000, does not address the drainage issues required for development of this lot, as outlined below:

1. The proposed development is located within a basin that has not been identified as either a Balanced or Critical Basin. As such, it is a requirement to provide retention of the volumetric difference between the pre- and post-development 5-year runoff. Please provide all calculations to the volume needed to be retained.
2. The property is showing an existing Retention Basin (labeled as Ret/Det Basin). Please provide the dimensions of the basin to verify it can hold the required retention and provide a cross-section of the retention basin as a detail with the Site Plan.
3. Please include the percolation test results.
4. Please label all existing and proposed inlets and outlets of the basin and provide a detail.

Staff needs 2 photocopies of the site plan set. We can't accept plans for microfilming and records with notes glued or taped on the main sheet. Once you make 2 photocopies of all 3 pages, I can stamp them with the handicapped and zoning approvals.
