D) Irrigation plan.

4) Revise sheet A0.1 to revise the description of Country Club Road. It is not a scenic route.

5) A street landscape border per LUC 3.7.2.4 is required along 1st Street adjacent to any new development. Street borders may be required along the entire length all street frontages in accordance with LUC 3.7.1.2.

6) Sheet A0-1 identifies an "existing 10' landscape border" between the street curbs along 1st Street. Revise for accuracy.

The following comments are based on a 24.79% building area expansion resulting in a full code compliance review of the expansion area only.

2. Per Pima County Assessors Records, the site is comprised of two (2) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Provide additional flow arrows to ensure that the proposed structure will not have any adverse effects on the existing drainage patterns, and that positive flow will be maintained around the new addition.
2. Provide flow arrows on the new pavement for the same reason as above. Ensure that no nuisance ponding will take place in and around the new structure and all pavements due to the proposed improvements.
3. Indicate location of any additional down spouts.
4. Due to the additional roof runoff will scuppers be needed for adjacent sidewalks around the proposed addition?
5. The maneuverability of the solid waste vehicles appears to be too difficult of a maneuver. Please concur with John Clark of Environmental Services to ensure that this configuration will be suitable. Please provide DSD Engineering any written conformation from Mr. Clark.
