PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2003 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.

2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.



FOUNDATION PLANS:

1. ALL FOUNDATION HOLD-DOWNS AND ANCHOR BOLT SPACING FOR SHEAR WALLS SHALL BE SPECIFIED AND
LOCATED. SEE R602.10.6

2. PLEASE CLARIFY FOUNDATION NOTE 2.

FLOOR PLANS:

1. PLEASE LABEL ALL ROOMS AND SPACES.

2. HOW DOES THE 3020 XO OVER THE BATH TUB COMPLY WITH R308.4 ITEM 5 ?

3. FLOOR PLAN NOTE 3 ; PLEASE JUSTIFY A 2 X 6 WOOD COLUMN POST. IS THIS A "TYPO"?

4. LOCATE AND IDENTIFY SHEAR WALL TYPES AND LOCATIONS. PROVIDE NAILING SCHEDULE. SEE R602.10

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR ROOF DEAD LOAD AND LIVE LOAD.

2. FRAMING PLAN ; THE LOOK OUTS AREN'T CANTILEVERED. HOW DO THEY SUPPORT THE FLY RAFTERS?

3. SPECIFY LUMBER GRADE AND SPECIES.

4. PROVIDE MANUFACTURER'S DATA FOR PRE-FAB TRUSSES. TRUSS DATA MUST BE SIGNED, DATED AND WET-SEALED BY AN ENGINEER WHO IS REGISTERED IN ARIZONA. TRUSS DATA SHALL BE CROSS-REFERENCED TO THE FLOOR PLAN.




ELEVATIONS:

1. SHOW CALCULATION OF ATTIC VENTILATION AREA IN COMPLIANCE WITH R806.2. NOTE LOCATION OF ALL
VENTS NEEDED TO COMPLY.

2. ELEVATION NOTE 8 ; PLEASE SPECIFY THE GAGE OF THE LATH.

SECTIONS - DETAILS - MISC. NOTES:

1. 4 / 3 ; PLEASE SPECIFY THE ANCHOR BOLT.

2. 4 / 3 ; PLEASE CONSIDER AN "ABU46" IN LIEU OF THE "ABU66" FOR A 4 X 6 POST.

3. 5 / 3 ; PLEASE JUSTIFY THE 2 X 8 BEAM. IS THIS A "TYPO"?

4. 6 / 3 ; AN ANCHOR BOLT DOESN'T APPEAR TO BE AN APPROPRIATE CONNECTOR FOR A WOODEN LEDGER TO A STUD. ALSO, IT'S OVER 1/3 THE WIDTH OF THE STUD. DID YOU MEAN A ½" X 5" LAG BOLT WITH FLAT WASHER? PLEASE CLARIFY.

PLUMBING PLANS:

1. THE ¾" WATER SERVICE LINE APPEARS INADEQUATE. PLEASE JUSTIFY. SEE UPC TABLE 6-4 .

2. JUSTIFY THE EXISTING WATER SERVICE LINE AND METER SIZE. SEE UPC TABLE 6-4 .

3. GAS IS SHOWN ON THE SITE PLAN GOING TO THE GUEST QUARTERS. PLEASE PROVIDE A LIST OF GAS APPLIANCES AND THEIR INPUT RATES AND PROVIDE A GAS PLAN OR DELETE THE GAS FROM THE SITE PLAN.

MECHANICAL PLANS:

1. PLEASE SPECIFY THE MECHANICAL UNIT AND IT'S INPUT RATE.

ELECTRICAL PLANS:

1. PROVIDE ELECTRICAL LOAD CALCULATIONS FOR THE EXISTING RESIDENCE .

2. RECEPTACLES APPEAR TO BE MISSING IN THE SOUTH EAST PORTION OF THE ADDITION; SOUTH OF THE BATH ROOM AND EAST OF THE FRONT DOOR. SEE E3801.2.1

3. NOTE THAT AT LEAST ONE 20-AMP BRANCH CIRCUIT SHALL BE INSTALLED TO SERVE THE LAUNDRY ROOM,
AND THIS CIRCUIT SHALL HAVE NO OTHER OUTLETS, PER E33603.3 AND 3801.8.

4. WHERE CEILING FANS ARE SHOWN ON THE PLANS, PROVIDE A NOTE INDICATING ONLY APPROVED
OUTLET BOXES SHALL BE USED, PER E4001.6.
