PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2003 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.
2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

FOUNDATION PLANS:

1. NOTE ON THE DRAWINGS THE ALLOWABLE SOIL BEARING PRESSURE USED IN THE DESIGN OF THE FOOTINGS,
OR STATE THAT THE ASSUMED VALUE OF 1500 PSF IS BEING USED, PER TABLE R401.4.1, A SOILS REPORT IS
NOT REQUIRED. IT IS UP TO THE DESIGNER/HOMEBUILDER TO BE AWARE OF THE SOIL AND CONDITIONS OF
THE SITE. IF SOIL TESTING HAS BEEN DONE, A COPY OF THE SOILS REPORT SHALL BE SUBMITTED WITH THE
CONSTRUCTION PLANS, AND THE FOUNDATION DESIGN SHALL REFLECT THE SOILS REPORTS
RECOMMENDATIONS.

2. PROVIDE FOOTINGS FOR THE PORCH.

FLOOR PLANS:

1. DIMENSION THE BATH ROOM WALL OFF SETS.

2. DIMENSION THE SHOWER.

3. DESCRIBE THE FRONT DOOR.

4. SHOW COMPLIANCE WITH PROVIDING NATURAL VENTILATION WITH WINDOWS.

5. IS THE WINDOW BY THE FRONT DOOR TEMPERED? DIMENSION THE WALL BETWEEN THE WINDOW AND THE DOOR.

6. PROVIDE ACCESS TO EACH SEPARATE ATTIC AND CRAWL SPACE THAT EXCEEDS 30SF. DESIGNATE
LOCATIONS ON THE DRAWINGS. OPENINGS SHALL NOT BE LESS THAN 22" BY 30". THE ATTIC ACCESS SHALL
PROVIDE A MINIMUM OF 30" OF HEADROOM, AND SHALL BE LOCATED IN A HALLWAY OR READILY
ACCESSIBLE SPACE PER.

7. NOTE THAT THE SHOWER ENCLOSURES SHALL BE FINISHED WITH CERAMIC TILE, OR A
LISTED ENCLOSURE, TO A HEIGHT OF 72" ABOVE THE DRAIN PER R307.2

8. LOCATE AND IDENTIFY SHEAR WALL TYPES AND LOCATIONS. PROVIDE NAILING SCHEDULE.

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR ROOF DEAD LOAD AND LIVE LOAD.

2. PROVIDE COMPLETE ROOF FRAMING PLAN. SHOW SIZE, SPACING AND SPAN OF ALL FRAMING
MEMBERS; TRUSSES, RAFTERS, BEAMS, AND HEADERS.

3. SPECIFY LUMBER GRADE AND SPECIES.

4. PROVIDE MANUFACTURER'S DATA FOR PRE-FAB TRUSSES. TRUSS CALCULATIONS MUST BE SIGNED, DATED AND WET-SEALED BY AN ENGINEER WHO IS REGISTERED IN ARIZONA. TRUSS CALCULATIONS SHALL BE CROSS-REFERENCED TO THE FLOOR PLANS.

5. DETAIL GABLE END BRACING CONNECTIONS.

6. NOTE AND DETAIL TIE STRAPS FRAMING ANCHORS AND JOIST HANGERS BY TYPE, SIZE AND REQUIRED
ATTACHMENT TO FRAMING MEMBERS.

7. DETAIL ALL SHEAR CONNECTIONS FROM THE FOUNDATION TO THE ROOF PLYWOOD.

ELEVATIONS:

1. PROVIDE COMPLETE DRAWINGS OF ALL ELEVATIONS. INCLUDE PATIO COVERS, DECKS, FIREPLACES AND
BAY WINDOWS. SHOW BUILDING HEIGHTS.

2. INDICATE ALL MATERIALS USED; STUCCO, CONCRETE BLOCK, GLASS BLOCK, ROOFING SYSTEMS, SIDING,
VENEERS, ETC.

3. NOTE AND SPECIFY A COMPLETE ROOFING SYSTEM: ROOFING TYPE, GRADE OF MATERIALS AND METHOD OF
INSTALLATION PER R905.

4. NOTE AND SPECIFY ALL ROOF SLOPES APPROPRIATE TO MATERIAL (SEE R905).

5. SHOW CALCULATION OF ATTIC VENTILATION AREA IN COMPLIANCE WITH R806.2. NOTE LOCATION OF ALL
VENTS NEEDED TO COMPLY.

6. NOTE GLASS IN HAZARDOUS AREAS SHALL BE SAFETY GLASS PER R308.4.

SECTIONS - DETAILS - MISC. NOTES:

1. CROSS SECTION A-A ; DESCRIBE THE BOTTOM PLATE.

2. CROSS SECTION A-A ; PROVIDE A TRUSS TO WALL CONNECTION.

EACH BRANCH, TOTAL DEMAND & TOTAL DEVELOPED LENGTH FROM METER TO MOST REMOTE
APPLIANCE ON THE SYSTEM PER UPC 1217.2

4. WATER LINE: PROVIDE TOTAL FIXTURE DEMAND & MAXIMUM DEVELOPED LENGTH OF EXISTING AND PROPOSED PLUMBING.

2. DESIGNATE THE LOCATION AND CIRCUIT OF ALL REQUIRED LIGHT FIXTURES, RECEPTACLE OUTLETS, POWER
OUTLETS AND SWITCHES. PROVIDE A PANEL SCHEDULE NOTING CIRCUIT NUMBER AND SIZE ALONG WITH A
GENERAL DESCRIPTION.

3. PROVIDE AN EXTERIOR OUTLET AT GRADE LEVEL LOCATED AT BOTH THE FRONT AND BACK OF THE
DWELLING, PER E3801.7. THESE OUTLETS SHALL BE GFI PROTECTED PER E3802.3.

4. A RECEPTACLE OUTLET SHALL BE PROVIDED ADJACENT TO THE BASIN IN EACH BATHROOM, PER E3801.6.
BATHROOM OUTLETS SHALL BE ON A SEPARATE 20 AMP CIRCUIT WITH NO OTHER OUTLETS, PER E33603.4.

5. INDICATE THE LOCATION OF ALL AIR CONDITIONING AND HEATING UNITS, AIR HANDLERS, COMPRESSORS
AND DISCONNECTS.

6. PROVIDE ARC FAULT PROTECTION FOR RECEPTACLES IN THE SLEEPING ROOM.

7. PROVIDE ELECTRICAL LOAD CALCULATIONS FOR THE NEW BUILDING AND THE EXISTING BUILDING. WHAT SIZE SERVICE EXISTS ON THE EXISTING BUILDING?

1. PROVIDE ENERGY CALCULATIONS PER THE 1998 IECC, OR COMPLY WITH IRC CHAPTER 11.

2. CALL OUT ON THE PLANS THE "R" VALUES OF INSULATION, AS WELL AS THE "U" VALUES OF THE WINDOWS
AND DOORS IN CONFORMANCE WITH THE ENERGY CALCULATIONS PROVIDED.

OUTDOOR LIGHTING CODE:

1. PROVIDE LUMEN CALCULATIONS AND CUT SHEETS FOR THE OUTDOOR LIGHT FIXTURES.
