This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. 2. Provide access to each separate attic that exceeds 30SF per R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space. 3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 4. Show fireplace location, hearth size and materials, per R1003.10 or R1004.2. For factory built or zero clearance fireplaces, provide cut sheets, make, model number and the approval number of the approved testing agency (IE: ICBO #), per R1002 (specifications not required to be on plan). Factory built fireplaces shall comply with UL-127. 5. Note G-5 - 1024 sq. in. rather than 900. Note G-6 - 72" rather than 70". 6. Windows must be low 'E'. Specify on plans. Structural Plans 1. All foundation hold-downs and anchor-bolt spacing for brace walls shall be specified and located. 2. A/S2 - R-21 is noted in 2x4 walls, which will not fit in this space. MEC's callout R-15. 3. C/S2 - Dimension 6" from grade to post. Also, provide details or specify framed column footing condition (plates, AB's, etc..) 4. Roofing discrepancy - Concrete tile or shingles - Detail 1 vs. Detail 2. Clarify. 5. Detail 1 - Foam insulation: Clarify your compliance with R314 on those walls to the attic per R314.2.3. - Provide cross bracing at gable end. 6. Clarify braced wall sheathing. 1/2" or 3/8". Certain details note 1/2" while others note 3/8". Clarify. 7. Detail connection of bay window roof rafters to walls. Specify ledger connection. 8. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6. 9. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify. Plumbing, Mechanical and Electrical Plan 1. Note and specify all piping materials. Gas pipe. 2. Return air ducts shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). 3. Review note E6 and IRC R313 - Notes w/ respect to existing bedrooms are incorrect. Revise. Outdoor Lighting Code 1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf). 2. Provide cut sheets of chosen lights.
