This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. FOUNDATION PLANS: 1. Indicate locations for required tie-down devices and interior panels, R602.10.6.2. 2. Call-out a post base for each post on the foundation plan, S-1. 2. Provide a footing for the bearing wall between the kitchen and dining room, S-1. 3. Note that all anchor-bolts shall have a minimum 7" embedment into concrete, and be placed within 12" of each end of sill plate, R403.1.6. 4. Note that grade away from foundations (6" within 10') shall comply with R401.3. FLOOR PLANS: 1. Show door D04 location at R02. 2. Correct door label D09 and floor notation on the door schedule. 3. Show window W02 on the second floor plan at R24 and east elevation, or remove plan notation. 4. Correct R19 vice R18 label on the second floor plan, and R28 vice R26 on the garage closet and room schedule. 5. The floor sheathing note #4 does not apply to the first floor, A-1. 6. Note the requirement for garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8" type X gypsum board or equivalent, R309.2. 7. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2 8. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. 9. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. 10. Note that winder treads shall have a minimum tread depth of 6" at any point, R311.5.3.2. 11. Appliances installed in garages shall be mounted on platforms at least 18" above the floor, M1307.3. 12. The landing at the front exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3. Correct the right side detail at 6/1 showing this condition. 13. Show scuppers and crickets on the second story roof plan, S-3. Remove the second floor scuppers and crickets over R22 & R24 from the floor plan, S-2. STRUCTURAL PLANS: 1. Specify the gable end bracing and connections to structure. 2. Detail all brace wall connections from the foundation to the roof plywood. 3. Show details for critical non-bearing conditions (floor and rafter/joist connection). 4. Change the bay window beam size on the plan to be consistent with the detail, S-2. 5. Show load support for the second floor load bearing wall at R27 over R18 with a section or detail. 6. Show and size a beam over D02. 7. Clarify if a beam is used on the north side of the ground floor section of stairway that may require posts, or if a wall that requires a footing carries the load. SECTIONS - DETAILS - MISC. NOTES: 1. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o.c. framing, IRC table R702.3.5 footnote d. 2. Show stairway stringer connections, S-3. 3. Detail second story floor and roof connections to wall, S-4. 4. Detail the front entry roof structure with beam sizes, and identify roofing material. 5. Identify the roofing material over the bay window, detail S-2. PLUMBING PLANS: 1. Provide an isometric drawing of waste lines (required for two-story residence). Show the size of waste lines, vents and required clean-outs. 2. Correct the water pipe diameter shown in note #7 to be consistent with the size shown on the plan (1-1/4"). 3. Hose bibs require backflow preventers UPC 603. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Clarify the locations of HP-03 and AHU-03. ELECTRICAL PLANS: 1. Correct IRC references note #4, 5, 6, 10, 15 and (three places) on the Underground Electrical Service diagram to read 2003 IRC with appropriate paragraphs. 2. Complete the Electrical load calculations showing a total required ampacity. 3. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room, E3603.2 and E3801.3 through E3801.4.5. Label circuit B-19 as GFCI. 4. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, switches and smoke detectors, R3802.11. OUTDOOR LIGHTING CODE 1. Revise the Outdoor Lighting Code reference with the City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf). 2.
