COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan was reviewed in accordance with applicable divisions of the Land Use Code (LUC), Development Standards (DS), International Building Code 2003 (IBC), and American National Standard Institute (ANSI).

2. Staff is aware an Administrative Directive 1.07-6 Waiver is in process for this project. This waiver is only to address the following Land Use Code and Development Standard criteria:
1) to allow the use without a special exception as required per LUC 2.3.4.3,
2) to eliminate parking requirements per LUC 3.3.4/DS2-02.2.1.A.8/DS 3-05.2.0,
3) to eliminate a 24 wide PAAL per DS 2-02.2.1.A.11/DS 3-05.02.1.C,
4) to eliminate pedestrian improvements required per DS 2-08/LUC 3.2.8.4,
5) to allow service/storage yard per prohibited under LUC 3.5.11.1.E.
6) to bypass Design Review Board review and pardon architectural compatibility with neighboring properties as required by LUC 3.5.11.1.H
7) to allow the use to occur outdoors with only existing chain link fencing for screening, as prohibited under LUC 3.5.11.1.I
8) to eliminate landscaping requirements as outlined in LUC 3.7.2. and 3.7.3.
9) to eliminate need for submittal of separate landscape plan per DS 2-06, 2-07, DS 2-15.

This plan was reviewed for requirements listed in DS 2-02, except for criteria outlined in the waiver request above. It is understood handicapped access requirements will be included in the Administrative Waiver, as such access is linked to pedestrian and vehicular access, of which waivers are being sought.

3. Per DS 2-02.2.1.2., please provide the correct legal description for the property.

4. Per DS 2-02.2.1.3, provide the correct address (1110 W. Irvington Road), per Pima County Assessor.

5. Per DS 2-02.2.1.4, provide a location map on the plan to standards of DS 2-05.2.1.D.

6. Per DS 2-02.2.1.5, provide lot dimensions for the entire site at each property line.

7. Per DS 2-02.2.1.6, provide heights, setbacks, dimensions and uses for all existing buildings and above ground tanks.

8. Per DS 2-02.2.1.19, please clarify if the dimension of 75 feet from Irvington is from the half right of way. Add the centerline notation to Irvington as well.

9. Per DS 2-02.2.1.20, all easements of record should be shown on the plan. As the access route to this project is obtained from the adjacent parcel to the east, also owned by the City of Tucson, an easement and associated recordation notations should be declared on the plan.

10. Per DS 2-02.2.1.25, If applicable, please provide any free-standing lighting dimensions and heights.

11. Per DS 2-02.2.1.32, please clarify if a refuse container shall be placed on the site, with location and access identified. The alternative is to obtain an Administrative Waiver to this element.

12. Per DS 2-02.2.2.A.2, provide the floor area for each building on the site.

13. Per DS 2-02.2.2.A.6, clarify the percentage of building expansion on the plan.

14. Please return the revised plan with any approved administrative waivers. Be advised, depending upon the information provided on the resubmittal, further review comments may be forthcoming.
