Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. It is difficult to determine where the property lines are for this parcel. Revise the plan to clearly indicate where the parcel lot lines are. 2. Add Lot dimensions to the proposed development. This comment was from the first review. Because it is difficult to see where the lot lines are located on the site plan, the lot dimensions can not be determined. Revise the plan as necessary. DS 2-02.2.1.A.5. 3. Dimension from street centerline the existing and future curb and sidewalk for Valencia Road. DS 2-02.2.1.A.21. 4. Copies of the previously approved site plans do not show separate lots within the shopping center. Per Pima County Assessors records, the subject property was split in 1979. At time of lot split a vehicular and pedestrian cross access agreement would have been required. None of the site plans indicate a cross access agreement or easement is in place. Provide documentation of the existing vehicle and pedestrian cross access agreement or if one is not found a recorded vehicular and pedestrian cross access agreement will be required to be submitted prior to site plan approval. The docket and page of the agreement and a description of the agreement or easement shall be noted on the plan. 2. Demonstrate maneuverability into out of the loading zone and obtain Engineering approval. (D.S. 2-02.2.1.A.14) (D.S. 2-02.2.2.A.5_(LUC 3.4.5) 3. Dimension existing and future right-of-way and curb along 12th Avenue. Contact the Engineering Section reviewer on possible intersection widening that may increase the ½ right-of-way width to 75 feet and how that would impact future right-of-way and curb locations. (D.S. 2-02.2.1.A.19) 4. Where is the on-site pedestrian circulation connection required in the previous comment? The new building must be connected to the rest of the shopping center through a minimum four (4) foot on-site sidewalk. (D.S. 2-08) 5. Add lot lines, dimensions, and bearing for the subject property.
