The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN, DRAINAGE REPORT, SECOND FLOODPLAIN USE PERMIT APPLICATION

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

2. Add a legend to the plan indicating different line type, shading, etc.

3. Add bearings to the property dimensions. DS 2-02.2.1.A.5.

4. The existing site visibility triangles are drawn incorrectly. The near side length is 265' and the far side length is 110'. Revise the plan and label accordingly. DS 2-02.2.1.A.10.

5. Columbus Blvd is a collector street per the Major Street and Route Plan (MS&R Plan) with a future ROW width of 64'. 32' half ROW width. Show and label Columbus Blvd as an MS&R ROW Street. Show the future ROW dimension from street centerline. Show the future curb and sidewalk location dimensioned from street centerline. The future sidewalk width for Columbus Blvd is 6'. DS 2-02.2.1.A.19.

6. Revise the site plan to show 6' sidewalks along the ROW. It is recommended to locate the sidewalk in the future sidewalk location. DS 3-01.

7. Show the future sight visibility triangles on the plan. DS 2-02.2.1.A.10.

8. Include a note on the plan that the entire site is in a FEMA Special Flood Hazard Zone AE. DS 2-02.2.1.A.15.

9. Show the 100-year peak water surface elevation (WSEL) found in the Hydrology report on the plan. Include the datum information used for the WSE. DS 2-02.2.1.A.15.

10. Include existing drainage patterns and finish grades on the plan. DS 2-02.2.1.A.16.

14. Provide Existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number.

15. New projects consisting of 3 or more dwelling units will provide centralized on-site refuse storage, collection and pickup areas. Indicate refuse container location, size and access thereto fully dimensioned. Demonstrate vehicle maneuverability, dimension. Be aware refuse vehicles require 36' inside radius and 50' outside radius. Indicate a refuse enclosure detail as per D.S. 6-01.4.2 Contact John Clark of Environmental Services @ 791-3175 ext. 1136 to reach an agreement that does not meet Development Standards 6-01 and to obtain a DSMR.

16. For a driveway entering a collector street a 25' curb return radius is required. Revise the site plan to show 25' curb returns. TAMG Table 5-2

17. A vehicular use area must be provided with wheel stop curbing to prevent parked vehicles from damaging walls. The parking spaces are adjacent to a wall. Provide wheel stops for all parking spaces in effort to protect the wall. Ds 3-05.2.3.C.1.

18. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. Because a CMU wall is proposed for the development address how the development will not block the existing direction of flow. Whenever walls are constructed, they must have adequate flow-through openings for accepting and releasing drainage without elevating or ponding water on the upstream side. 19. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

20. Please note a condition of this permit contains a requirement that the applicant, or the applicant's authorized representative, complete a FEMA Elevation Certificate and is returned to DSD Engineering prior to approval of special inspection.

21. Each structure built in a flood hazard area is required to have a Floodplain Use Permit per structure. One floodplain use permit application is in the submitted documents. Apply for a second floodplain use permit application with the next submittal. Chapter 26-11(a).

1. Revise the legal description to the following: EL PASADENA TRACT S67' OF LOT 7. (D.S. 2-02.2.1.A.2)

2. On sheet A1, list the exterior building wall heights for the north, south, east, and west facing building walls. The height shall be measured from design grade to the highest point of that building wall. Setback requirements may not be verified until this information has been provided. Assure that building heights noted on sheet A1 match the heights dimensioned on elevation drawing sheet A3. (D.S. 2-02.2.1.A.6) (D.S. 2-02.2.1.A.7)

3. A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at that end. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. When the last space in a bay of parking is wider than eight and one-half (8½) feet, the back-up spur can be reduced in size, subject to approval by the Traffic Engineer. (D.S. 3-05.2.2.D)

4. Per D.S. 3-05.2.3.C.2, wheelstop curbing shall be located two and one-half (2 ½) feet from the front of the parking space.
