Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN, BOTH FLOODPLAIN USE PERMIT APPLICATIONS Once the site plan is approvable the Floodplain Use Permits Applications will be approved. 1. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17. The above comment is from the first review. It is acknowledged that notation has been provided for a clarification on cut/fill quantities. However it is not clear how the structures are going to be elevated without fill. Clarify in detail in the response letter and/or revise the site plan. The above comment is from the second review. This office apologies if the request for information has not been clear. It is a requirement to provide in cubic yards the cut and fill quantities on the site plan. It is acknowledged the site will be balanced however the additional fill and balanced quantities must be indicated on the site plan. Provided the estimated cut and fill quantities in cubic yards on the site plan. 2. It is acknowledged a Development Standards Modification Request (DSMR) has been submitted to Community Design Review Committee (CDRC) for an alternative solution for the required solid waste enclosure. When the DSMR is approved provide the case number and any conditions that apply in a general note on the site plan. 3. The site plan indicates four water meters (3 existing, 1 Proposed) within the driveway entrance. Is the intent to relocate the water meters to an area that is not within the road? Please clarify. 4. Include existing drainage patterns and finish grades on the plan. DS 2-02.2.1.A.16. The above comment is from the first review. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. The drainage statement supports this on page 6 under the Developed Conditions Section. It is not clear why some of the existing drainage patterns (arrows) are pointing to the east when the existing direction of drainage is to the northwest. Include finish grades through the site in effort to determine the direction of drainage. Clarify in detail in the response letter and/or revise the site plan to show the correct drainage direction. The above comment is from the second review. The site plan shows the existing drainage is directed to the east. After a site visit it was discovered the property has a grade break approximately 50 feet from the ROW, where the back half of the site property drains to the northwest and the front half of the property drains to Columbus Road. It is knowledged the drainage report states the drainage is from west to east, however after the site visit the drainage report appears to be erroneous. Please correct the site plan to show the existing drainage of the property. |
