The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Add bearings to each side of the lot. DS 2-02.2.1.A.5.

2. Add future sight visibility triangles to the site plan. DS 2-02.2.1.A.10.

3. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

4. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

5. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

6. How will the stormwater enter the landscape areas? Show on the site plan how the stormwater will enter the water harvesting/landscape areas.

7. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. Provide a sidewalk and pedestrian refuge between existing drive and building. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

8. Show maneuverability for the loading zone. DS 2-02.2.1.A.14.

9. Show the proposed finish floor elevation and finish grades throughout the site. DS 2-02.2.1.A.16.

10. Add a legend to the plan indicating different line type, shading, arrows, etc.

11. It appears there is a drainage arrow located in the PAAL area. The drainage arrows are directed towards the street and not the landscape border/water harvesting area. It states on the plan that all stormwater/drainage will be directed to the landscape border. Clarify and/or revise the plan. DS 2-02.2.2.1.A.16.

12. Show roof drainage arrows on the plan. Route the stormwater under any adjacent sidewalks. DS 2-02.2.2.1.A.16.

13. Indicate if Grant Road is a Public or Private street. Show the recording information (Book and Page).

14. Grant Road is a Major Street & Route (MS&R) Street and should be shown as such on the site plan. Revise the site plan to show that Grant Road is an MS&R Street. DS 2-02.2.1.A.19.

15. 6' sidewalk are required on all Major Street & Routes (MS&R). The sidewalk shown on the plan scales to 5 ½ '. Show, dimension and label on the plan a 6' sidewalk.

16. The curb radius for a driveway/PAAL to an arterial street is 25'. Revise the site plan to show a 25' curb radii. TAMG 5.5.

17. Commercial property is required to have on site solid waste pickup. Indicate refuse container location, size and access thereto fully dimensioned. Demonstrate vehicle maneuverability fully dimensioned. Be aware refuse vehicles require 36' inside radius and 50' outside radius. Indicate a refuse enclosure detail as per D.S. 6-01.4.2 New projects will provide centralized on-site refuse storage, collection and pickup areas. DS 6-01

1. Revise legal description to include lot 5. (D.S. 2-02.2.1.A.2)

2. Per Pima County Assessors Records, the site is comprised of two (2) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant is attached to the yellow site plan card or may be obtained online at www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf. 3. Grant Road is a Major Street and Route (MS&R developing area). Revise the building setback required from Grant Road to a developing area setback: "greater of, 21 feet or the building height measured from back of future curb." (D.S. 2-02.2.1.A.7)

4. Provide a parking space detail for the handicap parking space, access aisle, handicap parking sign, and if applicable the accessible ramp. Indicate graphically and by note if the access aisle is to be flush with the accessible path to the building entrance, otherwise provide a ramp that conforms to Section 405 of the ICC/ANSI A117.1-2003. (D.S. 2-02.2.1.A.8)

5. Dimension wheelstop location. Per D.S. 3-05.2.3.C.2, wheelstop shall be located two and one-half (2 ½ ) feet from the front of the parking space. (D.S. 2-02.2.1.A.8)

6. Provide a fully dimensioned detail of the Class 2 bicycle parking. (D.S. 2-02.2.1.A.9)

7. Alley access may be used for the loading zone only if all criteria under LUC Section 3.4.4.2 is met. Provide pictures of the alley to verify that it is paved for its entire block length. Assure that no other vehicles other than for the loading zone will access alley by providing adequate signage and possibly making the PAAL one-way through the loading area and adjacent to the building. (D.S. 2-02.2.1.A.11)

8. Per D.S. 3-05.2.2.B.1, a minimum five (5) foot wide pedestrian refuge area which includes a minimum four (4) foot sidewalk is required between the PAAL and east side of building. (D.S. 2-02.2.1.A.12)

9. Per D.S. 3-05.2.2.B.3, a minimum of two (2) feet must be maintained between the chain link fence along the east and south property lines and the PAAL. (D.S. 2-02.2.1.A.11)

10. Minimum width for one-way travel lane is 12 feet (may be required to be 20 feet for Fire access) and 24 feet for a two-way PAAL.

11. Per D.S. 2-08.4.1.A, a concrete accessible sidewalk is required from the building to the Grant Road right-of-way. A striped pedestrian path may only be used to cross a PAAL. (D.S. 2-02.2.1.A.12)

12. If applicable, provide a detail of existing and or proposed free standing signage, billboard, and outdoor lighting on the site plan. (D.S. 2-02.2.2.1.A.13)
