A street landscape border is an area running the full length of the street property line bounding the site except for points of ingress-egress. 2. Street landscape borders shall be a minimum of ten (10) feet wide as measured from the street property line. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by Sec. 2.8.3.4. 3. Fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or vegetative ground cover. The required ground coverage must be achieved within two (2) years from the date of planting. (20) Percent of the required landscaping is to be five- (5) gallon container size or larger, and one canopy tree must be provided for every thirty-three (33) linear feet of the street landscape borders. 4. Add note to landscape plan pertaining to: All disturbed areas including any previously grubbed or graded areas, adjacent right of ways, and area between sidewalk and curb shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. 5. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Additional trees are required. 6. Landscape border along parking lot where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B. Provide protection for all landscaped areas. 7. The vehicular use area must include post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. ACTIVITY NUMBERS: T05CM03484 SUMMARY: The Site Plan was reviewed by Development Services Department Engineering Division and was not approved at this time. Revise the site plan in accordance with the following comments. Site Plan comments: 1. This project is within a balanced basin. Balanced basin detention is required for this project. Since the parcel was created from a parcel greater than one acre after September 4, 1984, threshold retention is also required. Provide a drainage report addressing retention and detention. (DS 10-01.1.4 and DS 10-02.14.2.1) 2. Show drainage patterns on the site plan. Include roof drainage and demonstrate that concentrated flows will not be directed over pedestrian routes. If concentrated roof drainage is directed toward this project show how it will be conveyed under the pedestrian sidewalk that runs adjacent to the entrance PAAL. (DS 2-02.2.1.A.16 and DS 2-08.3.1) 3. Benson Highway is a arterial route in the City of Tucson Major Streets and Routes (MS&R) Plan. Label Benson Highway as an MS&R route. Provide existing and future right-of-way dimensions. Provide existing and future sight visibility triangles for the PAAL. (DS 2-02.2.1.A.19) Show driveways on adjacent properties. Per the Transportation Access Management Guidelines (TAMG), driveways must be at least 80 feet apart. Provide 25-foot radius curb returns for the driveway. (TAMG sections 5.4 and 5.5) 4. Revise the solid waste enclosure on the plan view and in the detail. The development standard required steel pipe bollards on the sides of the enclosure as well as at the rear. There must be 10 feet of clear space between the bollards.(DS 6-01.4.2) 5. Provide a north arrow on the Site Plan. Describe the basis of elevation benchmark. The basis of bearing must include two found monuments. Include complete descriptions of the monuments including any markings. 6. Show how water harvesting will be maximized. Water should be directed from roof downspouts and paved areas to landscape areas to the maximum extent practicable. 7. A grading permit will be required for this project. Submit a complete grading permit application. Revise the Site Plan to address all of these comments and resubmit two copies of the Site Plan and two copies of the drainage report.
