Site and Grading Plan Review REVIEWER: Loren Makus, E.I.T. ACTIVITY NUMBERS: T05CM03335 and T05BU01702 SUMMARY: The Site Plan and Grading Plan were reviewed by Development Services Department Engineering Division and were not approved at this time. Revise the site and grading plans in accordance with the following comments. Site and Grading Plan comments: 1. DS 11-01.8.1.A Revise the site and grading plans so that no more than two feet of fill is to be placed in the north 100 feet of the project area unless all of the requirements of the Development Standard have been met. Either lower the proposed grades so that less than 2 feet of fill will be placed in this area or meet all the notification and mitigation requirements of the development standard. 2. The proposed grading plan indicates that there will be offsite grading. Provide a letter from the Department of Transportation indicating that the grading into the right of way is acceptable to the City and that it doesn't conflict with the referenced improvement plans. 3. DS 2-02.2.1.A.10 Show future sight visibility triangles for each driveway and for the intersection of Broadway Boulevard and Harrison Road. 4. Clarify Keynote 15 on Sheet S1.1. No basin appears to be proposed in the grading and paving plans. 5. Revise Grading and Paving Note 9 to indicate that all grading will comply with City of Tucson Development Standard 11-01. 6. Provide truncated dome warning surfaces for each area where sidewalks abut vehicle use areas with no vertical separation such as access ramps and depressed sidewalks. 7. Revise the detail for the solid waste enclosure on Sheet 1 of 1 to conform with the detail on Sheet 4 of 9 (Detail 8/3). Ten feet of clear space is required between the bollards along the sides of the solid waste enclosure. Revise the Site Plan and Grading Plan, to address all of these comments and resubmit two copies of the Site Plan Grading Plan. Add the legal description. (D.S. 2-02.2.1.A.2) 2. Verify existing lot dimensions and bearings. Has the area designated as "right of way acquisition" on the plan been dedicated/acquired and recorded. If so, remove reference "right of way acquisition" as it implies the area has yet to be dedicated. City of Tucson Transportation Department Maps currently indicate this area as public right-of-way. (D.S. 2-02.2.1.A.5) 3. Based on the lot dimensions provided, the gross site area listed under LUC Project Data block is incorrect. Revise as required. (D.S. 2-02.2.2.A) 4. Revise setback requirements listed under the Project Data block to the following. North: 25 feet; West: 0 feet; South and East: greater of, 21 feet or the building height , measured from back future curb. (D.S. 2-02.2.1.A.7) 5. Label and dimension future sight visibility triangles. Assure that proposed sign does not interfere with SVT. (D.S. 2-02.2.1.A.10) 6. Per LUC Sec. 3.4.4.1, the required loading space shall be located on the same site or lot as the use it serves. (D.S. 2-02.2.1.A.14) 7. Provide a copy of the recorded cross access agreement and indicate if the agreement is intended for vehicles and/or pedestrians. (D.S. 2-02.2.1.A.11) 8. If applicable, all existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference.
