CODE SECTION/ DEVELOPMENT STANDARD 1. This review is for a second unit and a garage addition to the first unit on an existing site in the R-2 Zone. The Development Designator is "K" and the Perimeter Indicator is BB. The minimum side yard and backyard setback is the greater of ten feet (10') or three quarters the height of each wall facing the property line. LUC Sec 2.3.5.2.A.2, Sec 3.2.3.1.C, Sec 3.2.6.4 & 2003 IRC: R106.2 2. Please revise the "zoning information" to match this information and provide a list of the wall heights for each side of the new unit and the garage addition. LUC Sec 3.2.3.1.C & Sec 3.2.6.4 3. The minimum number of parking spaces required is five (5). Where there are more that four (4) parking spaces required, tandem parking is prohibited and all vehicle maneuvering must be on site. Landscaping and screening are also required. Refer to the commercial parking requirements in Development Standards. LUC Sec 3.3.4, Sec 3.3.7.5 and Sec 3.3.7.7 DS 3-05 4. Please revise the lot coverage calculations on the site plan. The area footprint for the second unit is 829.8 square feet. The square footage is identified as 750 under "zoning information" on the site plan. Also remove "(by DIFF. PERMIT)" from the "zoning information" segment. Please correct the calculations and provide all dimensions for the new structures on the site plan. LUC Sec 3.2.3.1.C 5. This site is located in the NCD 65 zone. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GUEST HOUSE FOUNDATION PLANS: 1. Correct foundation plan note #3 specifying a minimum ½" diameter anchor bolt with 7" embedment into concrete. Maximum spacing 6' O.C. and within 12" of each end of sill plate, R403.1.6. FLOOR PLANS: 1. Locate the attic access to provide a minimum of 30" of headroom, R807. 2. The landing at the front exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3. STRUCTURAL PLANS: 1. Specify lumber grade and species. 2. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. 3. Show details for critical non-bearing conditions (floor and rafter/joist connection) on detail 4/3. ELEVATIONS: 1. Note and specify appropriate underlayment material for the low-slope asphalt shingle roof, R905.2.2. 2. Calculate of attic ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: 1. Show a consistent installation of roofing insulation on both 1/3 and 2/3. 2. Correct the Framing Plan header schedule, sheet #2 to be consistent with Table 502.5(1). 3. Show a minimum 1" vent clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cord and rafter venting is used, R806.3. This may be accomplished w/ baffles. 4. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o.c. framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Show a two-way clean out at the waste line entrance area. 2. Show a clean out at the kitchen sink area. 3. Hose bibs require backflow preventers UPC 603. ELECTRICAL PLANS: 1. Note if the main 200 AMP service panel is existing or new. 2. Note the location of the sub-panel. Note the grounding and bonding method. Metallic gas lines must be bonded and shall not be used as grounding method, R3507. 3. Provide a ground electrode on the riser diagram for the sub-panel, R3507.3. 4. The ground electrode on the riser diagram should refer to the 2003 IRC, R3507. 5. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 6. Correct the panel schedule circuit numbers for the smoke detectors and roof mounted receptacle. MODEL ENERGY CODE: 1. Provide energy calculations per the 2000 (not 1996) IECC w/ local amendments (climate zone 4B, 2100 HDD) complying with 2003 IRC chapter 11 to support selected "R" values of insulation and "U" values of the windows and doors. GARAGE FLOOR PLANS: 1. Provide ½" gypsum board on all walls common to the garage and house, or note the equivalent separation in compliance with R309.2. 2. Show the locations of drainage scuppers on the framing plan. STRUCTURAL PLANS: 1. Specify lumber grade and species. Specify manufactured and series on glue-lams and "I" joists, note #12, sheet 2/2. 2. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the requirement for deferred submittal to building inspector at installation. 3. Provide consistent rafter sizes on each plan or detail, framing plan note #11, details #4 & #5 and section note #1. 4. The 6x8 porch beam appears undersized using DF #1 with a dead load for mission tile. SECTIONS - DETAILS - MISC. NOTES: 1. Select the correct post base for the post size, and specifying a minimum ½" diameter anchor bolt with 7" embedment into concrete, detail 1/2. 2. Correct the size for the garage door, elevation note #8. 3. Correct the stucco reference detail number and floor joist note on parapet detail 6/2.
