08/26/2005 PETER MCLAUGHLIN LANDSCAPE REVIEW Denied 1) A 10' interior landscape border is required along site boundaries of the adjacent residential properties along the west lot line and the west 1/2 of the north lot line per LUC Table 3.7.2-I. Revise landscape border notes and landscape plan to show the required interior landscape borders. Example of this can be found @ http://www.ci.tucson.az.us/dsd/Codes___Ordinances/DevStd206.pdf 2-06.8 FIGURE 6

2) One canopy tree must be provided for every thirty-three (33) linear feet of the interior landscape borders. If this can not be achieved than an equivalent number of trees must be planted elsewhere on the site between the building(s) and the property lines, trees must be evenly distributed over the site.

3) A five (5) foot screen wall is required along the east and west lot lines to screen the parking area from adjacent residential zones per Table 3.7.2-I.
08/26/2005 PETER MCLAUGHLIN ZONING HC SITE REVIEW Passed
08/26/2005 PETER MCLAUGHLIN ZONING REVIEW Denied 1. Add a residential density calculation to the plan stating the maximum allowed and the proposed number of units per acre. The max. allowed density in the R-3 zone is 36 units per acre. With 4 units proposed on a 0.3 acre parcel, the proposed density is 13.33 units per acre. LUC 3.2.10

2. In addition to stating the maximum height of the buildings, indicate the maximum height along each building wall, or provide four sided elevation drawings so that perimeter yard building setbacks can be easily verified. The required setback to adjacent residential zones is the greater of 10 feet or 3/4 height. LUC 3.2.6.4

3. Remove the S05-00 number from the lower right hand corner of the grading plan.

4. Dimension the wheelstop curbs at 2-1/2 feet from the front of parking spaces. DS 3-05.2.3.C.2

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN, GEOTECHNICAL EVALUATION

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

2. Show, label and dimension the required sight visibility triangles for the ingress/egress to District Street. DS 2-02.2.1.A.10.

3. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

4. Add a general note to the site plan stating that all grading and drainage information can be found on the Grading plan, Sheet 1 of 1. DS 2-02.2.1.A.16.

5. Show roof drainage (flow arrows). DS 2-02.2.1.A.16

6. Indicate on the site plan the cut and fill quantities for this project. DS 2-02.2.1.A.17.

Revise site plan/grading plan to show positive drainage within the water harvesting areas. The natural grade of the overall site is to the northwest. The water harvesting areas must demonstrate positive drainage to the northwest corner of the site. SMDDFM 12.5

10. Explain why water harvesting is not promoted within the required street landscape border. Or revise the development to promote water harvesting within the landscape border.

11. Provide a Geotechnical Evaluation (soil's report) of the proposed grading plan with any recommendations on setbacks and slopes from the water harvesting areas to the proposed structures. SMDDFM 14.2.
