The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN, DRAINAGE REPORT

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point with several site plan notes; grading notes, parking calculations, lot coverage, site plan notes. Revise all lettering to be at least 12 point.

2. It is acknowledged that the cut and fill quantities have been shown on the site plan. This site is required to have a formal (separate from the site plan) grading plan review and grading permit. Submit a grading plan application (Green Card) with the grading plan.

3. It is not clear why removal of 4 blocks on the northwest side is proposed. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. The request was made for positive drainage to the northwest side of the property. The wall is existing and stormwater will now flow onto the adjacent properties. How will the adjacent properties not be impacted from a 100-year storm event? Clarify and provide supporting documentation in the drainage report that the adjacent properties will not be impacted or revise the site plan.
