Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Provide access to each separate attic and under floor space that exceeds 30SF per R408.3 and R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space.
2. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered.
3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
4. Pool area barrier - Window A and guesthouse window must be pinned at 4". Review AG105 for compliance.
5. Water heater access from master bath or bedroom #4 is not allowed per 509, 1994 UPC.

Structural Plan

1. FJ1 - Joists on plans are shown at 24" o/c on plans while calcs call for 16" o/c. Clarify.
2. FJ2.1 - Calcs call for dbl. 2x8 to hold tub. Plans show tub on concrete foundation. Clarify.
3. Submit Special inspection form for epoxy.
4. 101, 103, 105, 106, 112, 113 and 116 - Note minimum clearance from grade to bottom of floor joists.
5. 104 - Specify connection of 2x8 floor joist into existing stemwall.
6. Detail 106 is called out at front porch stoop. Clarify.
7. 125(sim.) and 126 - Define how floor diaphragm will be completed on non-bearing sides. Detail 126 shows what looks like a pony wall. If this is the method, callout construction.
8. Clarify the lintel design for nook in basement. The calculations do not specifically address the reinforced ceiling/floor design.
9. L1 is calculated at a max of 2'. L1 is used over porch to pool area opening (>2'). Clarify.
10. Certain lintel locations on roof framing plans do not match opening locations on floor plans.
11. Specify TJI type for ceiling joists.
12. Detail 230 has a mixed orientation. Check this. Also, specify ledger connection.
13. 204 and 205 - Specify spacing of 1/2" threaded rod for 3x8 beam and note size and spacing of anchor bolts into bond beam.
14. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Electrical and Plumbing Plans

1. Size feeders to sub-panels E and F.
2. Note and specify all piping materials.
3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.

MODEL ENERGY CODE:

1. Call out on the "U" values of the windows and doors in compliance with the energy calculations provided.

Outdoor Lighting Code

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of chosen lights.

1. This review is for an addition and remodel of a single family residence (SFR) with a guest house on site in the R-1 zone. The Development Designator is "H" and the Perimeter Yard Indicator is AA. If there is only one kitchen on site then the Development Designator is "G" and the Perimeter Yard Indicator remains AA.

2. Please provide permits or other documentation for the placement and use of the "existing guest house."

3. The two structures are to be combined with the apparent existing north setback of zero. Please revise the identified north setback in the Code & Zoning list to the actual setback provided.

4. It appears that there are as many as nine (9) bedrooms in this SFR as bedrooms are defined in the Land Use Code. There are seven (7) parking spaces required for a site in the R-1 zone with nine (9) bedrooms. All parking and maneuvering must be provided on site in either the side or rear perimeter yards. The vehicle use area must be improved which includes paving, striping, barriers and proper access. The vehicle use area must conform to the commercial vehicle use areas requirements in Development Standards 3-05.
