08/01/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per LUC Sec. 3.2.6.4 Perimeter Yard "DD", the building setback from the east lot line is based on 1 ½ times the building wall height. Proposed building height is 15'7" and shall require a setback of 23.375 feet. The plan currently proposes 14 foot setback from the east lot line. (D.S. 2-02.2.1.A.7)

2. Label and dimension the building setback from the edge of travel lane along Oregon Street. Since the site is adjacent to a MS&R (12th Ave), all other streets bounding the project shall be considered a "developing area" for setback purposes. A minimum 21 foot setback shall be provided from the nearest edge of travel lane to the building wall. (LUC 3.2.6.5.B.1)

3. Indicate if porch area will have a cover or canopy. If so, indicate the location of posts and edge of overhang on the drawing. Porch cover may not overhang onto vehicular use area/parking spaces. (D.S. 2-02.2.1.A.6)

4. Will the "no parking" area labeled on the site plan be used for something else? If so, indicate on plan.

5. Label the handicap parking space on the plan. (D.S. 2-02.2.1.A.8)

6. Existing sign is located in the vehicle overhang area. Relocate sign or indciate how the sign will not obstruct vehicle parking. (D.S. 2-02.2.1.A.13)

7. If applicable, all existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference and whether they are private or public. (D.S. 2-02.2.1.A.20)


8. Label and dimension future curb location along 12th Avenue. Face of future curb shall be located 11 feet from the future right-f-way line. (D.S. 2-02.2.1.A.21)

9. Add a general note, which states the proposed uses as they are listed under the C-2 zone in the LUC. Include the land use class, development designator, and "subject to" section. (D.S. 2-02.2.1.A.31)

10. Revise proposed F.A.R. to be listed as .26. (D.S. 2-02.2.2.A.3)

11. All requested changes must be made to the site and landscape plans. (D.S. 2-07.2.1.A)
