Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Structural Plan

1. 4/A2 - Callout rebar in footing.
2. 3/A2 -Dimension 6" from post to grade. Post base should be ABU46.
3. Provide landings at exterior dbl. doors per R311.
4. Note 7, A3 notes detail 10/A2. Clarify.
5. 9/A3 - Detail has (1) called out for all components. Revise.
6. Roof framing note #1 is called out at new facia boards. Clarify.
7. Beam #4 is inadequate for span and tributary width. 15.25' span with 9.25' of trib.
8. Beam #3 is inadequate for span and tributary width. 24'span with 12.5' trib.
9. 9/A3 - (6) is called out as BCS2 -2/4 post cap. Specify hanger as well.
10. 3/A3 and 11/A3 - Each detail notes a 4x6 beam. Clarify location of 4x6 beam on framing plan. Also, locate detail 3/A3 on plan.
11. East elevation shows double doors with sidelights in master bedroom addition while floor plan only shows double doors.
12. North elevation shows 3 posts in carport while floor plan notes only two.

Plumbing and Mechanical plan

1. Provide 2" waste line to new shower. 1-1/2" is too small.
2. Are A/C and furnace existing or new?
3. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
