1. This site review is for a new restaurant in the C-1 ® zone. This property was annexed by the City of Tucson on March 7, 1990 and has annexation restrictions. There was a Development Plan done prior to annexation. Please provide a copy on that Development Plan.

2. The use is Food Services and Development Designator is "28" which is subject to LUC Sec 3.5.4.6.A and .C. Please put the subject to conditions as notes on the site plan.

3. The off-street parking is based upon the total gross floor area (GFA). For parking calculation the outdoor dining area must be included in the GFA. Please revise the parking calculations to include the outdoor seating area on the plan. [The GFA need not be revised for the floor area ratio (FAR).] Revise the bicycle parking calculation so that they are based on the number of parking spaces that shall be provided. (See comments #5 & #11.)
