Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Structural plans

1. 4/S1.1 -Minimum stemwall width is 6", wall above stemwall must have full bearing on structural foundation (veneer is not considered structural).
2. 4/S1.1 and 2/S1.1 - Dimension 6" from grade to sill plate.
3. 2/A3.1 - 3-1/8"x9 GLB seems to cut through the rafters. Specify what is happing at this location. Joist hangers?
4. Specify 4x8 beam bearing over existing CMU wall - post with post cap and base?
5. Detail 1/A3.1 and 4/A3.1 seem to be cross-referenced and drawn incorrectly. Note location of 4x8 header and (3) 2x8 header on framing plan and then note which detail shows the 4x8 header. Clarify. Also, clarify the support of the 4x8 ridgebeam at both ends.
6. East end of corrugated iron roof over workshop addition has no bearing beam or wall. Detail 1/A3.2 shows a wall above a header. Clarify how the roof will be supported. A beam must span entire length as there are no walls or footings along this line. If applicable detail beam to existing CMU wall.
7. 5/A3.1 - How will 4x6 beam attach to exist structure? Is as pony wall to be built on top of existing wall?
9. Specify framing of existing roof (joist size and spacing) where new AC unit will be located. Specify mounting of new unit.
10. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Plumbing. Mechanical and Electrical Plan

1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Detail how you will comply. Will venting be altered for gas water heater with addition?
3. Show exhaust fan locations for bathrooms, water closet compartments and similar rooms in lieu of operable windows, per R303.3. Does enclosure of existing bathroom window require addition of an exhaust fan?
4. Provide electric for on-demand water heater.

Model Energy Code

1. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.
