Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Note that all windows must be low 'E'.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.

Structural Plan

1. Braced wall - 2'-8" wall panels require tiedowns. Show tiedowns adjacent storage room and note the type of tiedowns used.
2. 2/A-02 - Dimension 6" from grade to sill plate.
3. Spread footing note on foundation plan and section A note #4 rebar vertical at 48" o/c, which suggests CMU construction.
4. Detail 4/A3 is called out on non-bearing wall when it should be shown at bearing walls.
5. Detail non-bearing wall to roof connection to complete diaphragm.
6. Specify type of joist hanger (U212 or LU212).
7. Detail interior bearing wall connection to roof.
8. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
9. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Plumbing, Mechanical and Electrical Plans

1. Show sink waste line and vent on isometric. Size vent.
2. Provide existing fixture unit count. New fixture unit count is off. My count is 8, per table 6.4, 1994 UPC and 11 with a hose bib that is not shown. Clarify. Also, provide total developed length (meter to most remote fixture) and size of supply line from meter to existing house.
3. "R-11 Batt Insulation" note on mechanical floor plan? Clarify.
4. Show location of sub-panel.
