This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on the original tracings and two new sets of drawings shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Correct illegible overtyped statements: Concrete note #2, fifth line, sheet S1. FOUNDATION PLANS: 1. Note that grade away from foundations shall comply with R401.3. FLOOR PLANS: 1. Correct width of window W-7, plan shows as 1'-0", sheet A2. 2. Show the exterior door "U" values on the door schedule, sheet A2. 3. Verify that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture edge) Figure R307.2. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams, or note the requirement for deferred submittal at installation on the framing plan. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations. 2. Specify lateral support of trusses. 3. Detail gable end bracing and it's connections to structure. ELEVATIONS: 1. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6. 2. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o.c. framing Table R702.3.5 footnote d. SECTIONS - DETAILS - MISC. NOTES: 1. Add "edges… and 12" O.C. in field…- typical" on the Alt Braced Wall Panel Detail, sheet A1. 2. Replace notation "per 2000 I.R.C. section R403.1.6" with "and anchor sole plate per 2003 I.R.C. section R403.1.6" at three locations on the Foundation Plan, sheet A1. 3. Correct exterior lighting code and truss submission reference for Tucson, first general note, sheet A2. 4. All plumbing references shall be from the 1994 UPC rather than the IRC. Replace the shower enclosures note, sheet A2, with a statement showing that bathtub and shower enclosures shall be finished with a nonabsorbent surface, or a listed enclosure, to a height of 6' above the drain per R307.2. and R702.4. 5. Correct the bedroom egress note, sheet A2, showing compliance with R310. 6. Show ceiling insulation selected "R" values. 7. Show the 6" minimum foundation height above finished grade on details #4 & 5, sheet A6, R404.1.6. 8. Note that grade away from foundations shall comply with R401.3. 9. Note the ledger bolt size and spacing on detail #10, sheet A6. ELECTRICAL PLANS: 1. The receptacle spacing in the dining, living and entry rooms does not meet the requirement of E3801.2.1 2. Lights installed over shower or bathtub must be approved for use in wet area. (see E3903.8) 3. Relocate the hall light fixture that interferes with the attic access shown on sheet A4. Indicate the location of any convenience outlets and light switches for the attic. 4. Correct note #7 showing that light fixtures in clothes closets shall be installed in accordance with E3903.11. A minimum 18" clearance is no longer the standard. 5. Correct note #10 showing compliance with City of Tucson Outdoor Lighting Code. 6. TEP may require a 2-1/2" riser condiut. MODEL ENERGY CODE: 1. Provide MEC energy calculations per the 2000 IECC and comply with IRC chapter 11 to support the "R" values and the "U" values shown.
