COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment.


1. This review is for the conversion of a two story single family residence (SFR) to commercial retail and office uses. The zoning is HC-3. The Development Designator is for each proposed use is "34" and the Perimeter Yard Indicator is DD. The retail use is subject to LUC Sec 3.5.9.2.A. This change of use requires full code compliance for this site (LUC Sec 2.5.2.A.1 & B.3; Sec 3.2.3.2.B and Sec 3.2.6.4). Please be aware that Historic Review is also required for this site.

2. All parking and maneuverability must be provided on site. The total number of parking spaces required on site is thirteen (13) (LUC Section 3.3.4 & DS 2-02.2.1.A.8). See also LUC Sec 3.3.7.2 or. DS 3-05.0. [Please see comment #4.]

3. Please provide one (1) 12' X 35' loading space on site (LUC Sections 3.4.5.3 and 3.4.5.5). Also, clearly depict the maneuvering area for the loading space on the site plan (DS 2-02.2.1.A.14). [Please see comment #4.]

4. Please be aware that full code compliance is required for this change of use. Therefore, the parking and loading space requirements must be provided on site. You may apply for a variance for each of these requirements from the Board of Adjustment.
