07/01/2005 | DAVE MANN | BUILDING-COMMERCIAL | REVIEW | Denied | For Factory Built Buildings the State Department of Building and Fire Safety does plan review and on-site inspections. The approve site and building plans must be taken to them for approval and issuance of a permit. State review and inspections include: Water Line: from the house side of the water meter to and including connection to the unit, Sewer Line: from the point of the tap to the main public sewer (not including the tap connection) to and including connection to the unit, Gas Line: from the house side of the gas meter to and including connection to the unit, Electrical Service: from the load side of the main service disconnect to the unit. We are modifying our permit process here at Development Services Department (DSD). Basically the changes will allow DSD to review, permit, and inspect for items not specifically called out above. Site lighting and accessory structures on the site would be typical examples. For Site plans that include the placement of FBB's: A CM application will be used, Engineering, Zoning, WW, Landscape, and NPP folders will compose the original workflow, Any required fees, inspections, Notices, Bonds, etc. will be added to Permits Plus A residential reviewer will determine what additional technical code issues need to be reviewed e.g. site lighting, accessory buildings etc. The Residential reviewer will determine if they will review the plan, or if technically complex forward to commercial plans examiners. In either of the above scenarios, the Residential reviewer will ask the Permit Counter staff to add the appropriate (building, electrical, etc.) folders to the workflow. There is not enough detail at this time to do complete electrical and plumbing review. |
