This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All plans shall be legible and a scale no smaller than ΒΌ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale. All corrections and revisions shall be made on the original tracings and two new sets of drawings shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320. 2. Note that grade away from foundations shall comply with R401.3. FLOOR PLANS: 1. Designate the location (west kitchen window) of tempered safety glass R308.4. 2. Note that bathtub and shower enclosures shall be finished with a nonabsorbent surface, or a listed enclosure, to a height of 6' above the drain R307.2. & R702.4. All glass enclosures shall be tempered R308.4. 3. Provide a handrail for the exterior stairway R311.5.6. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data for pre-fabricated trusses, or note the requirement for deferred submittal to building inspector at installation. ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation R905. 2. Note size and location of all vents needed to comply with roof ventilation calculation. 3. Show steel lintels if used. SECTIONS - DETAILS - MISC. NOTES: 1. Correct General Note #1 to reference the 2003 IRC. 2. Show eave ventilation with baffles for attic venting R806.3. 3. Show 1" air space between sheathing and veneer on detail A, sheet #6, R703.7.4.2. 4. Show floor sheathing ends over rim joist with sole plate over sheathing detail A, sheet #6, R503.1.1. 5. Show connection detail of non-bearing walls. PLUMBING PLANS: 1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Add hose bibs to the fixture schedule. 3. Verify and note the pipe diameter size from the gas and water meters. Calculations and data shown indicate minimum services needed are 1" on each, although water may increase to 1-1/4" after corrections of item #2. 4. Hose bibs require backflow preventers UPC 603. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Show the CFM rate for the bathroom exhaust fan R303.3 and M1506. 3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Show ducts for the hot water heater. 4. If the replacement heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain M1305.1.3. ELECTRICAL PLANS: 1. Correct note #1 showing that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Note the location of the existing panel and any feeder from the new panel for maintaining existing circuits. Note the grounding and bonding method on the riser diagram or reference notes #3&4. 3. Place the bathroom light switches on a wall surface. 4. Lights installed over shower or bathtub must be approved for use in wet area. (see E3903.8) 5. Kitchen circuits (#32) shall provide GFCI protection, E3802.6. 6. Clarify location of circuit #8 shown as kitchen on the panel schedule. 7. Correct the plan circuit numbers for the dryer to match the panel schedule. 8. Indicate the disconnect location for the air conditioning, heating units, and compressors. 9. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment (see E3801.11 and E3803.4), or note if existing. 10. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 11. An arc-fault circuit interrupter shall protect bedroom outlets R3802.11. MODEL ENERGY CODE: 1. NOTE: If addition is greater than 20% of total square footage of dwelling provide MEC energy calculations per the 2000 IECC and comply with IRC chapter 11. 2. Show the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
