Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. PPLANS ARE UNREADABLE IN MANY PLACES - PROVIDE A LEDGIBLE SET - DETAILS AND NOTES ARE UNCLEAR - A COMPLETE REVIEW IS NOT POSSIBLE AT THIS TIME.

Floor Plan

1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. For shared bathroom.
2. Provide access to each separate attic space that exceeds 30SF per R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space.
3. Detail and specify stair width (minimum 36" per 311.5.1), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R311.5.3), landing width (per R311.5.4), handrail heights (per R311.5.6.1), guardrail height (per R312.1) and intermediate rail spacing (per R312.2).
4. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board per R311.2.2.
5. For factory built or zero clearance fireplaces, provide cut sheets, make, model number and the approval number of the approved testing agency (IE: ICBO #), per R1002 (specifications not required to be on plan). Factory built fireplaces shall comply with UL-127. For masonry fireplaces, show cross-section, per R1003.
6. Is chimney on elevations faux?
7. Provide a 1-3/8" thick, solid core, self-closing door from the dwelling to the garage.

Foundation Plan

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1.
2. Should there be a second 6x6 post at other end of the garage door opening?
3. Post footing detail on foundation plan is unreadable, revise. Also dimension 12" below grade and 6" from grade to post.
4. 7/S.3 - Dimension 12" below grade and 6" from grade to sill.


Structural Plan

1. Framing plan, Roof plan and Elevations do not match in respect to the type of roof over the garage and dwelling. Roof plan and elevations show a hip roof while "2x6 overbuild" note on framing plan suggests gable ends. Clarify. Submit truss calcs if necessary.
2. 2/S.3 - Floor sheathing must extend all the way to the rim board.
3. 6/S.3 - Specify ledger connection.
4. Detail stringer to foundation connection and show stringers on floor framing plan. Also, cross-reference stair details on framing plan.
5. Detail floor joist to beam connections.
6. Detail post to beam connections.
7. Detail beam to beam connections.
9. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Plumbing Plan

1. Note and specify all piping materials.
2. Provide an isometric drawing of waste lines. Show the size of waste lines, vents and required clean-outs.
4. Gas line: 3/4" is too small to serve 190,000 BTU @ 70'. Resize per table 12-3, 1994 UPC. Show and size all branch lines (dryer and water heater).
5. Water line: Include hose bibb in fixture unit calc and size supply line from meter to house accordingly (use table 6.6, UPC).
6. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
7. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
8. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
9. Provide cleanout at kitchen sink.
10. Plumbing notes are completely absent.

MECHANICAL PLANS:
1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
2. Locate heating appliance for the bottom floor. Is this in a space under stairs? Also, what kind of heating will be provided, Gas or Electric? If electric, provide power and if gas provide gas line and include in gas calcs.
3. Show exhaust fan locations for bathrooms, water closet compartments and similar rooms in lieu of operable windows, per R303.3.
4. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Detail how you will comply. Size vent in garage and note locations (12" from ceiling and 12" from floor).
5. If the heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain per M1305.1.3.
5. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. See IRC section M1805.3.
8. Return air ducts shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU).

ELECTRICAL PLANS:
1. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC.
2. Electrical plan only accounts for one AC unit (one disconnect) while the mechanical plan shows two units. Also, disconnect is at two different locations on either plan. Clarify.
3. #10 wire with a 50amp breaker is not compatible. Resize (dryer and water heater).


MODEL ENERGY CODE:

1. Call out on the plan the "R" values of insulation (ceilings), as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Windows must be low 'E'.

Outdoor Lighting Code

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of chosen lights.
