The following comments are based on a less than 25% building area expansion. The last stamped approved site plan (1994) found in DSD records does not show the parking spaces located in front of existing building #2 and along the rear portion of the lot. The revised site plan shall include the percent expansion calculation for building area and vehicular use area. If any of these expansions are 25% or greater, a full code compliance review of the entire site will be required on the next review. (D.S. 2-02.2.2.A.6) 2. Note the legal description of the property. (D.S. 2-02.2.1.A.2) 3. The site is comprised of two (2) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant may be obtained at the Zoning Review counter or online at www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf. 4. Note the use for each building. (D.S. 2-02.2.1.A.6) 5. Note the maximum proposed building height for the addition. Building height shall be measured from design grade. (D.S. 2-02.2.1.A.6) 6. Fully dimension vehicle parking spaces referenced in above comment number one (1). Since these parking spaces and PAALs are not shown on the last stamped approved site plan, review for code compliance is required along with the building addition. 7. Wheel stop curbing shall be provided for the parking spaces mentioned above and are abutting the property line. Wheel stops shall be located two and one-half (2 ½) feet from the front of the parking space. 8. Dimension width of all PAALs. (D.S. 2-02.2.1.A.11) 9. Label and dimension "existing" and "future" sight visibility triangles and right-of-way. (D.S. 2-02.2.1.A.10) (D.S. 2-02.2.1.A.19) 10. If applicable, all existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20) 11. Label the existing zoning of the subject property. Per City zoning maps, the property is split zoned C-2 and R-1. The portion of the property with R-2 zoning does not allow vehicle parking for a commercial use. There is a section in the code (LUC 1.3.5) which explains how you may encroach up to 25 feet into a residential zoned area. Provide adequate document/s, which support encroachment into R-2 zoning in conformance with the aforementioned LUC section. If conformance with the aforementioned section is not demonstrated, the vehicular use area in the R-2 zone shall be removed and returned to its pre-developed state with adequate barrier preventing vehicles from encroaching onto this area. The loss of the vehicular use area in the R-2 zone will result in substandard vehicle parking for this site. 13. Note the existing and proposed use as it is listed under LUC Sec. 2.5.4.2. Animal Service "30", subject to Sec.3.5.4.1.A, .B , .C, and .D. (D.S. 2-02.2.1.A.28) 14. Provide the floor area ratio (FAR) calculation. It was not approved. Please address the following comments. Site Plan Comments: 1. This parcel is within an area identified by the City Engineer as subject to flooding in 100-year (1% Chance) events. Submit a Floodplain Use Permit application along with documentation showing that the proposed improvements do not constitute substantial improvement. If the improvements are substantial improvement submit a hydrology report showing the floodplain limits and water surface elevations. 2. Clarify which features are existing and which are proposed. 3. Show existing and future sight visibility triangles for 22nd Street. (DS 2-02.2.1.A.10) 4. Show dimensions for 22nd Street which is an MS&R arterial. Label existing and future right of way dimensions. Show sidewalks and along 22nd Street if they are present. (DS 2-02.2.1.A.19 - 21) 5. Provide a detail for the solid waste enclosure showing 10 feet of clear space between the posts. (DS 2-02.2.1.A.32) 6. Show accessibility and maneuverability to the solid waste enclosure. (DS 2-02.2.1.A.32) 7. Show existing contours or spot elevations throughout the site. Show how drainage is directed through the site. (DS 2-02.2.1.A.23) 8.
