The site is within a floodplain with a base flood elevation of 2524.69 feet NGVD 1929. The finished floor of the proposed structure must be at least one foot above the base flood elevation. Explain how this elevation will be achieved. A grading permit will be required if more than 1 foot of fill or if more than 50 cubic yards of fill must be placed on the site.
Revise the building plan to indicate the finish floor elevation will be at or above the required elevation and provide a basis of elevation. If the basis of elevation uses a vertical datum other than NGVD 1929 provide the conversion calculations for the datum used.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.


SECTIONS - DETAILS - MISC. NOTES:

1. The walls and soffit of the enclosed space under stairs shall be protected on the enclosed side with ½" gypsum board, R311.2.2
2. Provide stairway connection details and stringer sizes. Detail and specify handrail height (R311.5.6.1) and size (R311.5.6.3).
3. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (IE: ICBO #) for the factory built (zero clearance) fireplace, R1002, or note the requirement for deferred submittal to building inspector at installation.
4. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the requirement for deferred submittal to building inspector at installation.
5. Show the locations of ceiling gypsum board and note either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.



PLUMBING PLANS:

1. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Provide the length of gas line (total developed length) from meter to the most remote appliance on the system and size the supply pipe for the connected demand, UPC 1217.2.
3. Determine the water supply line diameter from Table 6-4 assuming 46 to 60 psi. A water line diameter of 1" is usually required for distant locations.
4. Two-way clean outs are not allowed, UPC 707.6 unless necessary as an approved substitute for an upper terminal cleanout, UPC 707.4 State amendment.
5. Show a clean out at the P4 sink area UPC 707.4 State amendment.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Show bathroom exhaust fan minimum rating of 50 CFM, R303.3 and M1506.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Provide a ground electrode on the riser diagram for the sub-panel, E3507.3.
3. Note the grounding and bonding method. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf
2. Provide cut sheets of selected light fixtures and lamp wattage before installation.

MODEL ENERGY CODE:
