The applicant is authorized to use a portion of the City of Tucson the property described as (legal description): CATALINA FARMS E64.52' W193.56' N120' LOT 1

1. This permit is for the purpose of a Guest House (866 sf) to be constructed within a FEMA floodplain. FIRM Panel1644K, Zone AE.

2. The proposed building is impacted by the regulatory floodplain. The floodplain 100-year water surface elevation (WSE) just upstream of the proposed building is 2438.00 feet. The building must be elevated above the floodplain 100-year WSE. This can be achieved by either building up the building pad to the 100-year WSE or higher, or elevating the building by any other acceptable method such as stem walls, piers, etc, depending on what the drainage report, the engineer or the owner is proposing. The building lowest finish floor, utilities, machinery, equipment (i.e. furnaces, water heaters, heat pumps, air conditioners and their associated equipment, including all electrical equipment), or an open utility platform that provides utility services for the structure on this property, under this permit shall, be placed at a minimum of 2436.00 (1 foot above 2435.00) feet above see level, NGVD 1929 as certified by a Registered Land Surveyor.

NOTICE
This Certification (Elevation Certificate) is required and must be completed and returned to Development Services Department, Engineering Division, on the first floor of the County/City Public Works Building at 201 N. Stone Avenue. This Certification must be completed and returned prior to the final inspection, occupancy of the structure, or issuance of Certificate of Occupancy.

Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Structural Plan

1. 4/F-2 - Dimension 6" from post to grade.
2. 1/F-2 - Specify width of footing.
3. FYI - Interior footing does not seem necessary.
4. Detail connection - Truss to top plates @ bearing walls, Gable end @ non-bearing wall (include cross bracing).
5. Detail porch connections - Ledger to wall, rafter to beam and beam to post.
6. Specify roofing over front porch.
7. Specify interior and exterior finishes on all pertinent details.
8. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify.

Plumbing, Mechanical and Electrical Plans

1. Locate and size return air duct. Return air duct shall be sized per IRC sections M1602.2. (heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU).
2. Size all waste vents and trap arms.
3. Clarify panel size, 100amp or 200amp.
4. Locate AC condenser disconnect for split system.

MODEL ENERGY CODE:

1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/).
2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
