09/09/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per Pima County Assessors records, this lot was created as a result of a land split, which occurred in 2004. Provide a copy of the City of Tucson stamped approved lot split plan. If the land split was not approved by the City of Tucson Development Services Department, a land split application review and approval will be required prior to approval of this site plan. (D.S. 2-02.2.1.A.2)

2. Add a general note, which states the existing and proposed land use. The land use class shall be listed on the plan along with the development designator and "subject to" performance criteria. For example, if the land use is Transportation Land Carrier, the land use classification shall be noted as follows: Transportation Service, Land Carrier, "34".
Refer to LUC 2.7.2.2 for a listing of permitted land use classes in the I-1 zone. LUC 6.3 also offers additional information on land use groups and classes. Calculations for vehicle parking, bicycle parking, loading zone, and floor area ratio (FAR) may not be verified for compliance until the land use class has been provided. (DS 2-02.2.1.A.32)

3. Add the proposed land use class under the vehicle parking calculation to verify vehicle parking ratio requirements. See LUC Sec. 3.3.4 for land use classifications. (D.S. 2-02.2.1.A.8)

4. A striped pedestrian path will not meet minimum requirements for an accessible pedestrian sidewalk. Refer to D.S. 2-08.5.1.C for acceptable composition of sidewalks. In addition, D.S. 2-08.4.1 requires that all sidewalks within a project be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means, except at crosswalks. (D.S. 2-02.2.1.A.12)

5. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure (i.e. new building) and a PAAL. Within the pedestrian refuge area a minimum four (4) foot wide sidewalk is required. (D.S. 2-02.2.1.A.12) (D.S. 3-05.2.2.B.1) (D.S. 2-08.4.1.B)

6. A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent vehicles from driving onto unimproved portions of the site. Indicate on the plan how this will be met. (D.S. 2-02.2.1.A.12) (D.S. 3-05.2.3.C.1)

7. An accessible ramp may be required to provide access from the PAAL surface to the sidewalk. IF a ramp is proposed provide a detail which complies with ICC/ANSI standards.

8. If applicable, provide a detail of existing and or proposed free standing signage, billboard, and outdoor lighting on the site plan. (D.S. 2-02.2.2.1.A.13)

9. If applicable, all existing and proposed easements must be shown on the plan including width, type, whether they are public or private, and recording docket and page reference. (D.S. 2-02.2.1.A.20)

09/23/2005 LOREN MAKUS ENGINEERING REVIEW Denied 1. Provide dimensions for the retention/detention basins. Provide spot elevations at various locations at the top and toe of each slope. Provide specific cross-sections at the east side of the basin showing how the cut slope will be at least two feet from the property line. Show the slopes of the basin side. Note that in the southeast corner of the property the basin bottom is more than one foot below natural grade.Provide enough information on the site plan to show that the required basin volume will be provided. Include volume calculations in the drainage report.
2. Show existing and proposed elevations at various locations throughout the project area. Show how drainage will be directed to the appropriate basins.
3. Provide details for the basin outlet weir. Show how the weir will be integrated into the basin sideslopes. Demonstrate that the discharge will not cause adverse impact on the adjacent property. Since the existing discharge from the site is predominately sheet flow the discharge must be predominately sheet flow. If the nature of the discharge is changed, permission from the adjacent property owner is required.
4. Provide cut and fill quantities for this project. A grading permit application and grading plan is required.
