04/20/2006 LOREN MAKUS ENGINEERING REVIEW Denied 1. Provide dimensions for the retention/detention basins.. Provide spot elevations at various locations at the top and toe of each slope. Provide specific cross-sections at the east side of the basin showing how the cut slope will be at least two feet from the property line. Show the slopes of the basin side. Note that in the southeast corner of the property the basin bottom is more than one foot below natural grade.Provide enough information on the site plan to show that the required basin volume will be provided. Include volume calculations in the drainage report. Include the report in your submittal.
2. Show existing and proposed elevations at various locations throughout the project area. Show how drainage will be directed to the appropriate basins.
3. Provide details for the basin outlet weir. Show how the weir will be integrated into the basin sideslopes. Demonstrate that the discharge will not cause adverse impact on the adjacent property. Since the existing discharge from the site is predominately sheet flow the discharge must be predominately sheet flow. If the nature of the discharge is changed, permission from the adjacent property owner is required.
4. Provide cut and fill quantities for this project. Revise the stated numbers to reflect the proposed plan. If the area indicated as a basin is excavated by six inches the cut will be about 180 cubic yards. A grading permit application and grading plan is required.
5. Provide a detail of the solid waste enclosure. Show the maneuverability to the enclosure. The enclosure must have steel pipes protecting the sides and back walls. Provide a 10' by 10' clear area for the container.
All of this information must appear on the site plan and the grading plan.

05/08/2006 PETER MCLAUGHLIN ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per Pima County Assessors records, this lot was created as a result of a land split, which occurred in 2004. Provide a copy of the City of Tucson stamped approved lot split plan. If the land split was not approved by the City of Tucson Development Services Department, a land split application review and approval will be required prior to approval of this site plan. (D.S. 2-02.2.1.A.2)

2. Provide the square footage of the office area in the parking calculation to allow verification that the proposal meets code. If the entire 3,159 square foot building is office space then at total of 16 parking spaces are required. Revise parking calc. if necessary.

3. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure (i.e. new building) and a PAAL. Within the pedestrian refuge area a minimum four (4) foot wide sidewalk is required. (D.S. 2-02.2.1.A.12) (D.S. 3-05.2.2.B.1) (D.S. 2-08.4.1.B)

4. All pedestrian sidewalks and ramps must meet new ADA requirements by utilizing truncated domes rather than the scored concrete tactile warning devices. Label the truncated domes indicating all sidewalk grade changes/ access ramps. Also, add a specific general note to the site plan indicating that truncated domes shall be used at all crosswalks, access ramps and as otherwise required.
