Sidewalks shall be flood free for all storm discharges of up to a ten (10) year flood event. Add note, "All roof spouts will be routed under any adjacent sidewalk." D.S. 2-08.3.1 & 4.1.E 5. Indicate a dimensioned detail of existing sign. 6. For the 100-year floodplain, indicate Zone AE and water surface elevations as noted on sheet with redlines. As per FIRM Panel 2232K the Water Surface Elevation is 2495.50 (NGVD29) for the proposed structure, therefore the structure's Finished Floor Elevation is 2496.50 which will be set one foot above the WSE. Submit a map indicating footprints of proposed structures and FEMA's water surface elevations for comparison and clarification. 2. If using both datum's, add a note and indicate the datum shift foot difference. 3. Indicate a dimensioned cross section detail of PAAL from property line to property line. Identify and label all materials to be used. 4. Indicate a dimensioned cross section detail of housing area from property line to property line. 5. Indicate a dimensioned cross section detail of water-harvesting area. Indicate water surface elevation, top and bottom elevations of basin. 6. Sheet AS1.0, Key Note 30 indicates Roof spout or Scupper. Label all downspouts and sidewalk scuppers individually. Indicate a downspout and sidewalk scupper symbol in legend. 7. Remove text that is crossed out, "5' SIDEWALK", "5' CURB OPENING". 11. Correct all text overlays. Drainage Report 1. Has the covenant been recorded? Provide proof (i.e. receipt of recordation or actual copy of the recorded covenant with the docket and page stamped in the lower right border of the page). Previous comment: The site is comprised of two (2) separate lots, which must be combined to allows for the site to function as one consolidated project. Provide a copy of the recorded City of Tucson Lot Combination Covenant. You may obtain a copy of the covenant online at: http://www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf or you may contact me at the number below to receive a copy. (D.S. 2-02.2.1.A.2) 2. Since the carports will not be part of this permit, remove all graphics and notes related to the proposed carports from the plan. Previous comment: Please be aware that detached accessory structures (i.e. parking canopy) may not be located between the principal structure (i.e. buildings one and two) and the front street property line in a residential zone. A Board of Adjustment Variance will be necessary to allow as proposed. In addition, a one (1) foot setback is required from the edge of PAAL to the canopy overhang.
