The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. 3. Indicate contour intervals along with the north arrow and scale. This should be placed together. D.S. 2-02.2.1.A.1

Grading Plan
1. As per FIRM Panel 2232K the water surface elevation is 2495.50 (NGVD29) for the proposed structure, therefore the structure's finished floor elevation will be set one foot above the WSE which is 2496.50 Justify the proposed FFE of 2500.40

2. The proposed FFE is 2500.40, which exceeds by 3.90 feet above the calculated elevation. The proposed amount of fill exceeds the two-foot grading differential rule, which is not acceptable for areas adjacent to R2 Zones. DS 11-01.8.1.A Correct and revise.

3. Indicate existing grades and grade breaks.

4. Demonstrate the 5-foot sidewalk transition from curb cut to being flushed with asphalt. Indicate a dimensioned cross section detail of PAAL

5. The geotechnical report will adhere to the grading and floodplain ordinance for site preparation and fill quantities.

6. Grading work is not to encroach the adjacent properties. All grading work is to remain on proposed site.


Drainage Report
1. Justify the proposed FFE of 2500.40

2. Indicate total amount of impervious surface on site.
06/02/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Under the General Information block on sheet G0.0 list the one (1) project address the site will be reviewed under. Permit application form indicates a 919 N. Belvedere address for the site. All other addresses listed shall be deleted. (D.S. 2-02.2.1.A.3)

2. The site is comprised of two (2) separate lots, which must be combined to allows for the site to function as one consolidated project. Provide a copy of the recorded City of Tucson Lot Combination Covenant. You may obtain a copy of the covenant online at: http://www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf or you may contact me at the number below to receive a copy. (D.S. 2-02.2.1.A.2)

3. On the site plan or cover sheet, list the exterior building wall heights (north, south, east, and west). Building wall height shall be measured from design grade to the highest point of the exterior building wall and may not exceed 25 feet. (D.S. 2-02.2.1.A.6)

4. Please be aware that detached accessory structures (i.e. parking canopy) may not be located between the principal structure (i.e. buildings one and two) and the front street property line in a residential zone. A Board of Adjustment Variance will be necessary to allow as proposed. In addition, a one (1) foot setback is required from the edge of PAAL to the canopy overhang. (D.S. 2-02.2.1.A.6) (LUC 3.2.5.3.C) (D.S. 3-05.2.2.B.2)

5. Provide a fully dimensioned detail for the Class 2 bicycle parking rack. The detail shall also include the type of surface the rack will be placed on. Refer to D.S. 2-09 for design criteria. (D.S. 2-02.2.1.A.9)

6. On the site plan, list the proposed use for building three (3). Please be aware that the maximum building height allowed for a detached accessory structure in a residential zone is 12 feet measured from design grade to the middle of the highest gable of a pitched roof. (D.S. 2-02.2.1.A.6)

7. If applicable, all existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20)

8. Dimension the height of the water harvesting tanks on the elevation drawing and add a note on the site plan. The tank is considered a detached accessory structure. If the height of the tank exceeds five (5) feet then it must meet the perimeter yard setback requirements. If the setback is not met, you may obtain the written consent of all adjacent property owners along the affected property line.
