1. This review is for a site with two (2) units on the site in the R-3 zone. The zoning of the adjacent lots to the north and east are R-1 and those to the west and south are R-3. The Development Designator is "P" and the Perimeter Yard Indicator is CC.

2. Please provide all the correct addresses on the site plan. The plans must always be applied for and filed under the first address. Also correct the plot plan to match the legal descriptions provided.

3. The minimum setback for the side yard is the greater of ten feet (10') or three quarters of the height (3/4 H) .of the structure's wall facing the property line measured from design grade to the highest point of that wall. All structures (the sheds and the garage) must meet the minimum setback of ten feet (10') to the south property. You may apply for a Lot Development Option (LDO) to reduce the setbacks.

4. The site coverage calculations must list each of the existing and the new square footage areas for all the enclosed structures (the units, the sheds) and all vehicle use areas (the garage, carport, driveway). The maximum wall height of the each of the structures must be listed on the site plan. The wall height of the garage is identified as thirteen feet (13') and the wall height of the proposed shed is identified as ten feet (10') on the elevations. There is no height identified for the shed in the southwest corner. Please provide the correct heights for all these structures.

5. The shed in the southwest corner must have a permit with a signed setback waiver or it must be relocated to where it shall meet the ten foot (10') setback requirement.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on the original tracings and two new sets of drawings shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

All dimensions and notes shall be consistent on each plan or elevation.
1. Correct "I" joist references on sheet 9 & 13 to be consistent with sheet 14.

FOUNDATION PLANS:

1. Add the minimum stem wall width on the Foundation detail, sheet 6.

STRUCTURAL PLANS:

1. Correct Section C-C (left), sheet 9, showing a nailer connected to the masonry wall for the roof sheathing attachment. The metal stud and wall board should end at the ceiling line.
2. Correct Section C-C (right), sheet 9, showing a 3x ledger R606.10 and horizontal anchor bolt spacing.
3. Provide an engineer's calculation, design and seal for joist spans exceeding the ledger bolt size and spacing chart of Figure R606.10 (1).
4. Note the requirement for bond beam at the ledger on Section C-C, sheet 9.
5. Note the requirement for bond beam at the wall top on the elevation, sheet 9.
6. Show masonry wall horizontal lateral support R606.8.1.
7. Show masonry wall vertical lateral support R606.8.2.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Designate the circuit of all required light fixtures, receptacles, and switches.
3. Note the feeder size for the 60 amp sub-panel.
4. Show the load calculations and panel schedule for the 100 amp sub-panel.
5. Clarify the location and access to the sub-panel serving the garage.
6. All receptacle outlets garages shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, per E3802.
