Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on the original tracings and two new sets of drawings shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division.

1. All dimensions and notes shall be consistent on each plan or elevation:
Shed wall material - brick sheet 3A or CMU sheet 6.

FOUNDATION PLANS:

1. Note on the drawings (sheet 6) the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided.
2. Provide a foundation plan, locate and specify all anchor-bolt spacing for the metal stud wall. Provide a detail showing minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6.
3. Show the 4" minimum foundation height above finished grade, R404.1.6.on the Foundation detail, sheet 6. Show the finished floor level.

FLOOR PLANS:

1. Label all rooms and spaces including the second level. Show all doors and windows on a floor plan for each level. Also, show any existing adjoining room (living room & master bedroom) doors and windows for blocking.
2. Show compliance with R303.1 providing natural light into existing adjacent rooms (8%) if impacted by new construction.
3. Show the garage floor direction of slope, R309.3.

STRUCTURAL PLANS:

1. Correct the design load criteria for a roof with ½" gypsum wallboard from 10 PSF to 15 PSF, sheet 6. Include a floor live-load criteria of 40 PSF for any second level area.
2. Specify lumber grade and species. Specify manufacturer and series on glue-lams and "I" joists.
3. Provide a plan and details for the second level showing all window/lintel (size) locations.
4. Show lintel/header sizes for all openings on the floor plan 9not for both masonry and wood or metal walls including the second level, sheet 5A.
5. Clarify the correct C-C cut location on sheet 5A for the section shown on sheet 9 and 9A. The view should represent a structure as seen when looking in the direction of the arrows. Add a second section label if two are intended.
6. Also, provide a sectional view perpendicular to C-C showing all roof/floor locations including the second level.
7. The sectional views should include the roofing materials.
8. Show the horizontal lateral support elements required by R606.8.1.

SECTIONS - DETAILS - MISC. NOTES:

1. Remove sheets (4 & 5), details (sheet 9, 14 & 14A) and notes that do not apply or are no longer used (metal studs on sheet 9).
2. Show roof crickets and scuppers (size) on a roof plan or rafter detail (sheet 14), rather than on an elevation view (sheet 10A & 13A), R905.2.8.3.
3. Provide stairway connection details and stringer sizes, or pre-fabricated metal stair manufacturer's specifications, if used.
4. Clarify the stud wall location shown on 9A with a floor plan view of a stud wall (sheet 5A). The section on sheet 9A appears to have three roof levels. Provide a separate and detailed rafter-framing plan for each roof including overhangs.
5. Correct or remove the east elevation shown on sheet 10.
6. Clarify and label the existing elements on page 10A.

ELECTRICAL PLANS:

1. Provide a panel schedule showing circuit number and breaker & wire size along with a general description, E3606.2. The circuit number should also be shown on the plan.
2. Show any electrical devices for the second level.
3. Show the load calculations for the 100 amp and the 60 amp sub-panels.
